Chapman, distant North 54° 07 ' East 86.26 feet from the intersection of said private road with the Northeasterly side of Alpine Avenue, and from said point of beginning, running thence, along said private road or right of way, the following: (1) North 09° 40' East 78.60 feet and (2) North 500 50' West 76.24 feet; thence South 400 52 ' West 69.1 feet; thence South 50° 50 ' East 116.99 feet to the point or place of BEGINNING. TOGETHER with the right in common with others to use said private road for all ordinary purposes of egress and ingress over the- same, South to Alpine Avenue and North to Montauk Avenue.
