party of the first part, and RICHMOND GRAY, residing at 111 East Hillcrest Avenue,
Richmond 26, Virginia, and JEANANN GRAY DUNLAP, residing at 7320 Algonquin
Drive, Cincinnati 43, Ohio, as tenants in common,

WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable Consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
!II ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingitmft at Fishers Island, in the Town of Southold, County of Suffolk and .
State of New York, bounded and described as follows:
BEGINNING at a monument at the intersection of the southerly line of Cottage
Place with the northerly line of Sappho Road, which monument is 4191. 59 feet
North and 2315. 62 feet West of another monument marking the Coast and Geodetic
Survey Triangulation Station "PROS", and running thence along the southerly side
of Cottage Place two courses as follows: (1) North 56 degrees 25 minutes 00
seconds West, 110. 81 feet to a monument; thence (2) North 82 degrees 12 minutes
00 seconds West, 363. 18 feet to the easterly side of Fox Avenue; thence northerly
along the easterly side of Fox Avenue to a monument at the intersection of said
easterly line of Fox Avenue with the northerly side of Cottage Place; thence along
lands now or formerly of Richmond Gray and Jeanann Gray, South 82 degrees 12
minutes 00 seconds East, 346. 85 feet to a monument; thence South 56 degrees
25 minutes 00 seconds East, 144 feet more or less to the northerly line of Sappho
Road; thence westerly along said northerly line of Sappho Road to a monument and
the point or place of beginning.
This conveyance is made in the regular course of business actually conducted
by the party of the first part.
The above described premises being and intended to be the bed of "Cottage Place",
an unopened and unused private road shown on Property and Highway Map made by
W. N. Brown and dated January, 1927.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the-party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first pant covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deedi the day and year first above
written.
