KNOWLES, residing at Pomfret, Connecticut i party of the first part,and HENRY A. GERRY, residing at Delhi',Delaware Count New York party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten ($10.00)------------------------------------------------------------------------ dollen, lawful money of the United States, and other good and valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part,their Mrs or uaessors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land, uith the buildings and improvements thereon erMed, situate, lying and bang in the Town of Southold, Suffolk County, New York, being a part of that portion of Fishers Island lying easterly of the follow- ing line, viz: BEGINNING at the southeasterly corner of land owned by the United States, known as the Port H. G. Wright Military Reservation, Mount Prospect Tract on the shore of Block Island Sound or the Atlantic Ocean, and running thence northerly following the east boundary of the said land of the United States to the southerly line of East End Road (sometimes called Oriental Avenue) and which point is the northeasterly corner of land of the United States; thence crossing the East End Road and fpllowing the same course as the last to the shore of West Harbor or Fishers Island Sound, said lot or par- cel of land being bounded and described as follows:- BEGINNING at a stone monument set on the northwesterly aide of a road 40 feet wide, said monument being twelve hundred and twenty-seven and seventy-one hundredths feet north of a point which is five hundred and six and eighty-eight hundredths feet west of another monument marking the U. S. Coast and Geodetic Survey Triangulation Station, "Chocomount 211 (which said Chocomount 2 monu- ment is located on the summit of the highest hill on Fishers Island, N.Y., about two and one-quarter miles west of the eastern end of Fishers end of Fishers Island and lies south seventy-nine degrees twenty-nine minutes and forty-six seconds east of North Dumpling ITMIEVERM Light in Fishers Island Sound) and running thence north one degree forty-nine minutes and twenty seconds east two hundred and five and eighty-one hundredths feet to a stake; running thence north nineteen degrees thirty-nine afnutes and ten seconds east two hundred and sixty and six-hundredths feet to the shore of Fishers Island Sound; L$ER6 /O FXE4M thence with the meanders of said Sound South fifty-three degrees thirty-five minutes and ten seconds east one hundred and NNN eighteen and six hundredths feet south twenty-four degrees fifty- five minutes and twenty seconds east one hundred and nine and seventeen hundredths feet, south sixty-four degrees and twelve minutes east twenty-seven and thirteen hundredths feet, south eighty-one degrees five minutes and forty seconds east ninety-one and sixty-six hundredths feet and south four degrees fourteen minutes and ten seconds west three and forty-three hundredths feet; thence south twenty-one degrees fifty-two minutes and ten seconds west two hundred and twelve and sixty-three hundredths feet to a stake set on the northerly side of the road above mentioned; thence westwardly along the northerly side of said road (and following the arc of a curve to the left whose radius is two hundred and fifty and ninety-nine hundredths feet and the direction of whose radius at that point is south two degrees twelve minutes and twenty-four seconds west) sixty-eight and twenty-one hundredths feet to a stake; and thence along the northwesterly side of said road, south seventy-six degrees thirty-eight minutes and ten seconds west two ,. hundred and eight and fifty-three hundredths feet to the place of beginning. Containing two and sixteen hundredths acres more or less. Being the same premises conveyed to party Of the first part by deed dated July 2, 1963 from Peter de Flores and recorded July 12, 1963 in Liber 5378 of Conveyances at Page 171. TOGETHER with all right, title and interest of the party of the first part in and to any easement for ingress and egress over and along such private roads as now or may hereafter exist connecting the said premises with a public highway. The said premises are conveyed subject to the cove- nants and restrictions contained in the following instruments: (i) Deed dated July 8, 1927 from Fishers Island Corporation to George P. Hart and recorded November 19, 1928 in Liber 1394 of Conveyances at Page 457 in the Clerk'a Office Of Suffolk County, (ii) Agreement dated July 8, 1930 between Fisher* inlLibero 1522aofOConveyanceseat Page 462cinthe*Clerk's7Off9 ce of the County of Suffolk and (iii) agreement dated June 29, 1931 between Fishers Island Corporation and Geo 'e P* Hart a recorded in Liber 1589 of Conveyances at Page 198 in the Clerk's y) Office of Suffolk. TOGETHER with all right, title and interest of the party of the first part in and to the land under the waters of Fishers Island Sound and in and to any land which may lie between the meander lines as set forth in the above description and the actual high water mark.
