Coast and Geodetic Survey Triangulation Station "PROS" and running thence from said point of beginning South 14 degrees 18 minutes 00 seconds West, along the westerly line or side of Crescent Avenue, 648.45 feet; RUNNING THENCE South 15 degrees 39 minutes 55 seconds East, along lands now or formerly of H. Walsh and bounded easterly by said lands, 663.00 feet to a concrete monument; RUNNING THENCE South 15 degrees 39 minutes 55 seconds East, still along said lands of Walsh 10 feet more or less to the mean high water mark of Long Island Sound; RUNNING THENCE westerly, northerly and northeasterly along the mean high water mark of Long Island Sound as it winds and turns 2530 feet more or less to lands of one Wyckoff; RUNNING THENCE due South, along said lands of Wyckoff and bounded easterly by said lands 338 feet more or less to the northerly line or side of Crescent Avenue, and; UNNING THENCE South 84 degrees 36 minutes 00 seconds West, 58.14 feet to the monument set at the point or place of Beginning, and containing 15.45 acres, more or less. Said premises are intended o be the same premises conveyed to Leon I. Ross by the United States Government by quitclaim deed dated April 9, 1948, exclusive of the 2.88 acres thereafter conveyed by Leon I. Ross to one Wyckoff. The foregoing description is drawn from survey entitled "Land and right of way proposed purchase at North Hill, Fishers Island, N.Y." made by U.S. Engineer Office, New London, Conn., Aug. 21, 1917. Together with all the right, title and interest of the party of the first part of, in and to the land and land under water adjoining the above-described premises below mean high water mark.
