Suffolk, State of New York, more specifically bounded and

BEGINNING at a concrete monument set at an angle of Crescent
Avenue, which monument is set North 6589.09 feet and West 3507.78
feet of the U. S. Coast and Geodetic Survey Triangulation Station
"PROS" and running thence from said point of beginning South 14
degrees 18 minutes 00 seconds West, along the westerly line or side
of Crescent Avenue, 648.45 feet;
RUNNING THENCE South 15 degrees 39 minutes 55 seconds East, along
lands now or formerly of H. Walsh and bounded easterly by said lands,
663.00 feet to a concrete monument;
RUNNING THENCE South 15 degrees 39 minutes 55 seconds East, still
along said lands of Walsh 10 feet more or less to the mean high
water mark of Long Island Sound;
RUNNING THENCE westerly, northerly and northeasterly along the mean
high water mark of Long Island Sound as it winds and turns 2530
feet more or less to lands of one Wyckoff;
RUNNING THENCE due South, along said lands of Wyckoff and bounded
easterly by said lands 338 feet more or less to the northerly line
or side of Crescent Avenue, and;
UNNING THENCE South 84 degrees 36 minutes 00 seconds West, 58.14
feet to the monument set at the point or place of Beginning, and
containing 15.45 acres, more or less. Said premises are intended
o be the same premises conveyed to Leon I. Ross by the United States
Government by quitclaim deed dated April 9, 1948, exclusive of the
2.88 acres thereafter conveyed by Leon I. Ross to one Wyckoff.

ALSO a right of passway, including the right to
grade for and to construct a roadway upon this right of way
and also the right to lay and maintain conduits for electric
wire, pipes for water supply and drains and to erect poles
for electric wires over a strip of land 50 feetwide, ex-
tending from the end of the public highway (Crescent Avenue)
to and along the land above described. The passway is
described as follows:
COMMENCING at a point in the Westerly line of land
of Benjamin Hall, said point being in the southerly line of
the public highway, and at the westerly end of said public
. highway, thence North Eighty-five degrees, Thirty minutes,
Thirty seconds West (N, 950 30' 30" W.) Four hundred ninety-
three and four tenths (493.4) feet to a stone monument set
in the ground; thence North Seventy degrees, Fifty-five
minutes five seconds West (N. 700 55' 05" W.) One hundred
ninety-seven (197) feet to a stone monument set in the ground;
thence South Seventy-two degrees?ITwenty-one minutes, forty-
five seconds West (S. 720 21' 45' W.) Two hundred ninety-two
and five tenths (292.5) feet to a stone monument set in the
ground. The above described line is the southerly line of a
passway, the Northerly line is parallel thereto and Fifty (50)
feet distant therefrom. Thence from the stone monument last
above mentioned crossing the passway North Seventeen degrees
Nineteen minutes, Forty-five seconds West (N. 170 19' 45" W.)
Fifty (50) feet to a stone monument set in the ground, thence
South Eighty-four degrees, Fifty-four minutes Thirty-five

monument set in the ground, thence North five degrees, forty-

monument set in the ground being the southeasterly corner of
land now or formerly owned by Nellie A. Lincoln, thence North
eighty-eight degrees, twenty-one minutes five seconds West
(N. 880 21' 05" W.) in the Southerly line of land of said
Lincoln, and the extension thereof Two hundred sixty-five and
five tenths (265.5) feet to a stone monument set in the ground,

of the land first above described, thence South ESshty-four
degrees, Thirty-four minutes, Twenty seconds West (S. 840 30
20"W.) in the line of land first above described Two hundred
ninety-one (291) feet to a stone monument set in the ground,
thence South Fourteen degrees, nineteen minutes, five seconds
West (S. 140 19' 05" W.) in the line of land first above des-
cribed Six hundred forty-eight and eight tenths (648.8) feet
to a stone monument set in the ground. The second course
herein described is the Northerly line of the passway. The
Southerly line is parallel thereto and 50 feet distant there-
from. The third and fourth courses herein described are the
easterly line of the passway, the westerly line is parallel
thereto and fifty (50) feet distant therefrom. The fifth,
sixth and seventh courses herein described are the northerly ___
line of the passway, the southerly line is parallel thereto
and fifty (50) feet distant therefrom, the eighth and last
course herein described is the westerly line of the passway,
the easterly line is parallel thereto and fifty (50) feet
distant therefrom. The bearings are true.
The foregoing description is drawn from survey
entitled "Land and right of way proposed purchase at North
Hill, Fishers Island, N.Y." made by U.S. Engineer Office,
New London, Conn., Aug. 21, 1917.
Together with all the right, title and interest
of the party of the first part of, in and to the land and
land under water adjoining the above-described premises
below mean high water mark.
Together with a valid easement for a perpetual
right of way and easement in common with others, 50 feet in
width, for the purpose of ingress and egress in, through,
over and upon land situated in Fishers Island, Town of
Southold, County of Suffolk and State of New York, said right
of way being bounded and described as follows:
Beginning at a drill hole in a stone monument set
in the northwesterly line of Fox Avenue, so-called, said monu-
ment being distant in an approximate westerly direction eight-
five and thirty-four one hundredths (85.34) feet from a drill
hole in a stone monument marking the intersection of the
northeasterly side line of Mansion House Drive and the south-
easterly side line of Fox Avenue, and distant also In an
approximately northwesterly direction fifty-two and nineteen
one-hundredths (52.19) feet from a drill hole in a stone monu-
ment marking the intersection of the southwesterly side line
of Mansion House Drive and the southeasterly side line of Fox
Avenue; thence running North sixteen degrees, forty-two minutes,
thirty-nine seconds West (N. 166 42' 39" W.) true, a distance
of three hundred twenty-four and sixteen one-hundredths (324.16)
feet to a drill hole in a stone monument; thence turning and
running North forty-four degrees thirty-nine minutes fourteen
seconds West (N. 446 39' 14" W.) true, a distance of four
hundred seventy-one and ninety-one one hundredths (471.91) feet
to a drill hole in a stone monument; thence turning and running
North thirty-six degrees eight minutes forty-three seconds
West (N. 366 08' 43" W.) true, a distance of four hundred forty-
four and twenty-five one hundredths (444.25) feet to a drill
hole In a stone monument; thence turning and running North
sixty-three degrees twenty-nine minutes fifty-six seconds West
(N. 636 29' 56" W.) true a distance of three hundred sixty-five
and no one hundredths (365.00) feet to an unmarked point; thence
turning and running south seventy-eight degrees twenty-six
