GADA and MARGARET GADA s}mvor of them,and unto such survivor's heirs and assigns forever All and unto la certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk, State of New York, at Highers Island, and bounded and described as follows; BEGINNING at a merestone on the southeasterly line of Crescent Avenue, said point being 2491.76 feet north of a point which is 1837.13 feet west from U. S. Coast k Geodetic Triangulation Station "PROS", thence ;arming North 5d 01'40• East a distance of 35.06 feet to a merestone, thence running North 20 06 40" East 54.94 feet, these two lines abutting northwesterly on Crescent Avenue; thence running South 65 09 00" East a distance of 143.86 feet; thence South 21010'00" Nest 90.0 feet to a merestone; thence North 63°58'00" Nest 160.0 feet to the point of beginning, these last three lines abutting northeasterly, southeasterly and southwesterly on remaining land of Albert Romania and Juliett Romania. Said premises are conveyed subject to the following: 1) Zoning regulations and ordinances of the city, town or village in which the premises lie which are not violated by existing structures. 2) Consents by the seller or any former owner of premises for the erection of any structure or structures on, under or above any street or streets on which said premises may abut. 3) Encroachments of stoops, areas, cellar steps, trim and cornices, if any, upon any street or highway. 4) Restrictive covenants set forth in Liber 230 of Coveyances at Page 549 in the office of the Clerk of the County of Suffolk. 5) Taxes and assesments becoming due and payable subsequent to the date of delivery of this deed, which taxes and assesments the Grantees assume and agree to pay as part of the consideration hereof.
