WARNER, residing at Fishers Island, New York, (hereinafter called the Grantor) and FISHERS ISLAND UTILITY COMPANY, INC., a domestic corporation, organized and existing under and by virtue of the laws of the State of New York, with its principal offices at Fishers Island, Town of Southold, County of Suffolk and State of New York(hereinafter called the Grantee). W I T N E S S E T H: That the Grantor, in consideration of TEN and 00/100 ($10,00) Dollars, lawful money of the United States, paid by the Grantee, does hereby grant and release unto the Grantee, the heirs or successors and assigns of the Grantee forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, if any, situate, lying and being at Fishers Island, Town of Southold, Suffolk County, State of New York, more particularly described as follows (hereinafter called ` the Premises): BEGINNING at a drill hole in the walk located Northerly of Whistler Avenue, said point being 184.37 feet North of t� a point which is 4630,84 feet West of a monument marking `>I the United States Coast and Geodetic Survey Triangulation Station "PROS" and thence running North 22 degrees 47 minutes 00 seconds West 260,19 feet to a point; thence South 62 degrees 21 minutes 00 seconds West 100.43 feet to a point; thence South 22 degrees 47 minutes 00 seconds East 251,88 feet to a drill hole in the walk; thence North 67 degrees 13 minutes 00 seconds East 100.0 feet to the paint of BEGINNING, Containing 0.58 acres more or less, tt1F643O P4 72 �j 1 TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to the premises: TOGETHER with the right to use a strip of land 20 feet wide and 100 feet long located between the Northwesterly side of Whistler Avenue (as it now exists) and the Southeasterly line of the Premises for ingress to and egress from the Premises until such time as said strip is accepted by the Town of Southold as part of the public road known as Whistler Avenue; and TOGETHER with the right to use for purposes of ingress to and egress from the Premises the following described roadways or strips of land, in common with Race Point Corporation, owners of said roadways or strips of land, or parts thereof, and owners of property whose land is situated on the Southeasterly side of Winthrop Drive and which was formerly owned by Race Point Corporation. 1. A roadway 15 feet in width the center line of which is described as follows: BEGINNING at a point on the proposed Northeasterly line of Trumbull Drive, said point being located 87.19 feet South of a point which is 5535.35 feet West of said "PROS" monument and thence running North 67 degrees 13 minutes00 seconds East 606 feet; thence North 61 degrees 43 minutes 00 seconds East about 97 feet; thence North 67 degrees 13 minutes 00 seconds East about 431 feet to the Southwesterly line of land of the Board of Education, Fishers Island Union Free School District No. 4. 2. A roadway 12 feet in width, the center line of which is described as follows: BEGINNING at a point on the Northeasterly line of Winthrop Driv , said point being located 26.01 feet South of a point which is 5564.10 feet West of said "PROS" monument and thence running North 67 degrees 46 minutes 00 seconds East :380 feet to the center line, described as the last course, of the roadway described in paragraph .3, below, 3. A roadway 12 feet in width, the center line of which is described as follows: BEGINNING at a point on the Westerly line of land of the Board o Education, Fishers Island Union Free School District No, 4, said point being located 439,20 feet North of a point which is 4690, 16 feet West of said "PROS" monument and thence running South 62 degrees 21 minutes 00 seconds West about 609 feet; thence South 27 degrees 39 minutes 00 seconds East about 105 feet to the center line of the roadway described in paragraph 1 above,
