ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, -
lying and being in the Town of Southold, Suffolk County, New York, known and described
as follows:
BEGINNING at a stone monument set on the Southerly side of a road 40 feet wide,
said monument being 470. 68 feet South of a point which is 5755 feet West of
another monument marking the U. S. Coast and Geodetic Survey Triangulation
Station "Chocomount 2" (which said 11Chocomount 2" monument is located on the
summit of the highest hill on Fishers Island, N. Y. , about 2 1/4 miles West of
the Eastern end of Fishers Island and lies South 79 degrees 29 minutes 46 seconds
East of North Dumpling Light in Fishers Island Sound); and
RUNNING THENCE along the Southerly side of said road (and following the are of a
curve to the right whose radius is 2, 076. 37 feet and the direction of whose radius
at that point is South 23 minutes 43 seconds East, 138. 95 feet to a stake marking a
point of curve to the right whose radius is 233. 74 feet and the direction of whose
radius at that point is South 03 degrees 26 minutes 20 seconds West;
THENCE Southeastwardly, along the Southwesterly side of said road (and following
the arc of said curve), 235. 70 feet to a stake marking a point of curve to the right
whose radius is 12. 52 feet and the direction of whose radius at that point is South
61 degrees 12 minutes 50 seconds West;
THENCE Southwardly along the Westerly side of said road (and following the are
of said curve), 18. 68 feet to a stake set at the intersection of said road with the
Northwesterly side ot another road 40 feet vide;

THENCE along the Northwesterly side of said road South 56 degrees 34 minutes 40
seconds West 190. 14 feet to a stake marking a point of curve to the left whose
radius is 774. 29 feet and the direction of whose radius at that point is South 33
degrees 25 minutes 20 seconds East;
THENCE Southwestwardly along the Northwesterly side of said road (and following
the arc of said curve), 118. 12 feet to a stake;
THENCE North 45 degrees 16 minutes 40 seconds West 103. 70 feet to a stake; and
THENCE North 245 feet to theplace of BEGINNING. Containing 1. 60 acres,
