WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
(1; ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being7nl.the1 on Fishers Island, Town of Southold, County of Suffolk
r and State of New York, more specifically bounded and described as
follows:
BEGINNING at a stone monument set on the southeasterly
Z side of the road known as The Gloaming, said monument
being 1201.69 feet north of a point which is 177.19 feet
east of another monument marking the U.S . Coast and
Geodetic Survey Triangulation Station "PROS" and thence
running along said road line South 80degrees, 26 minutes
%ilest 66.66 feet to another monument at the Northeasterly
corner of land now or formerly of Zanghetti; running
thence South 23 degrees, 28 minutes, East, 118.0 feet
to the shore of West Harbor, abutting Southwesterly on
said land now or formerly of Zanghetti; running thence

ection, -a""bout 342 feet, to the said Southeasterly line
of the Gloaming; running thence along said road line
South 77 degrees, 09 minutes, 30 seconds, West, about
180 feet to the point or place of beginning, containing
0.28 acres, more or less.
BEING AND INTENDED TO BE the same premises conveyed to
Richard A. Erpenbeck and Joan W. Erpenbeck by Fishers
Island Farms, Inc . , by deed dated December 31'; 1955,
and recorded in the Office of the Clerk of Suffolk Co.
in Liber 4062, page 480,of Deeds.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

written.
