of New York, more specifically bounded and described as follows:
BEGINNING at a monument set on the Westerly line or side of Heathuiie Avenue,
said monument being located 1470.08 feet North of a point which is 2551.40 feet
West of another monument marking the U. S. Coast and Geodetic Survey
Triangulation Station "PROS",
RUNNING THENCE South 72 degrees 32 minutes West 187.97 feet to a point;
RUNNING THENCE North 28 degrees 54 minutes West and passing through a
monument 225.42 feet to a point;
RUNNING THENCE North 77 degrees 32 minutes East 250 feet to the Westerly
line or side of Heathulie Avenue; and
RUNNING THENCE South 12 degrees 59 minutes 20 seconds East 216.24 feet to
the monument set at the point or place of BEGINNING.
The Southerly 111 feet of the above described premises being subject to the
following covenants and restrictions which shall run with the land and shall be
binding upon the parties of the second part, their heirs, successors and assigns;
1. Said premises shall be used for residential purposes only.
2. That that part of the premises immediately hereafter described is conveyed
subject to the restriction that the parties of the second part, their heirs, successor:

THENCE North 72 degrees 32 minutes East 187.97 feet to the point of
BEGINNING.
SUBJECT further to any and all grants of easements or rights of way for the
installation of public service utilities in or along any highway or street upon
which the above described premises may abut.
SUBJECT further to covenants and restrictions contained in Liber 246 at Pages
318 and 322, and Liber 269-at-Page 266, and Liber 4557 at Page 141, all
recorded in Suffolk County Clerk's Office.
Said premises being and intended to be the same premises conveyed to Thomas
F. Oakes and Elinor R. Oakes, his wife, by two separate deeds, one by
Elizabeth Hepburn Palmer, residuary devisee under the Last Will and
Testament of Mary Pond Barden, dated the 13th day of September, 1956, and
recorded in Suffolk County Clerk's Office in Liber 4185 of Deeds at Page 13 on
the 24th day of September, 1956; and the second by Janet B. Carter and Winifred
B. Clark, dated the tat day of December, 1958, and recorded in Suffolk County
Clerk's Office in Liber 4557 of Deeds at Page 141 on the 8th day of December,
1958.
