ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk in the State o

and bounded and described as follows, to wit:
Beginning at the end of Coping at the intersection of Belle
Hill Road with Equestrian Avenue, thence running southerly or
southwesterly with Equestrian Avenue one hundred and twenty-three
and eighty-five one hundredths (123.85) feet to a stake; thence
westerly or northwesterly in a line at right angles to the Avenue
line running one hundred and forty-nine and five tenths (149.5)
feet to a stake; thence northerly with a deflection to the right
from least line of sixty-eight degrees and six minutes (deg
and in a course about north one and one-quarter (1-1/4) grees)
now one hundred and twenty-seven and six tenths (127.6) feet to

easterly with Belle Hill Road, one hundred and ninety-seven an

departure.
Being the same and all the same land conveyed to the within
party of the first part by Albert Romania by deed dated June 28,
1944 and recorded in the Office of the Clerk of Suffolk County

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
