Coast & Geodetic Triangulation Station 11PROS"; thence running North 50 degrees 01 minutes 40 seconds East a distance of 35. 06 feet to a merestone; thence running North 20 degrees 06 minutes 40 seconds East 54. 94 feet, these two lines abutting northwesterly on Creseent Avenue; thence running South 65 degrees 08 minutes 00 seconds East a distance of 143. 86 feet; thence South 21 degrees 10 minutes. 00 seconds West 90, 0 feet to a merestone; thence North 63 degrees 58 minutes 00 seconds West 160. 0 feet to the point of beginning, these last three lines abutting northeasterly, southeasterly and southwesterly on remaining land of Albert Romania and Jutiett Romania. BEING and intended to be the same premises conveyed by George Leone and Grace Leone to Angelo J. Gada and Margaret J. Gada, his wife, the parties of the first part herein, by deed dated July 6, 1967, and recorded in the Suffolk County Clerk's Office on July 20, 1967 in Liber 6188 of deeds at page 211. AND the party of the first part covenants that the party of the first part has not done or suffered any- thing whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first-part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
