New York, widow of KENYON BOOCOCK, who died a resident of New York
County on the 8th day of September, 1961,
party of the first part,and CASS CANFIELD, now residing at 152 East 38th Street,
New York, New York,
parry of the second part,
WITNESSETH,that the party of the first part,in consideration of - - - - - - - - - -

lawful money of the United States, and other good and valuable consideration paid
by the party of the second part,does hereby grant and release unto the panv of the second Ivn, the hens or
successors and assigns of the party of the second pan forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, being
a part of that portion of Fishers Island (which portion is hereinafter called the
"Park") lying Easterly of the following line, viz:
BEGINNING at the Southeasterly corner of land owned by the United States, known
as the Fort H. G. Wright Military Reservation, Mount Prospect Tract, on the shore
of Block Island Sound or the Atlantic Ocean and running thence Northerly following
the East boundary of the said land of the United States to the Southerly line of East
End Road (sometimes called Oriental Avenue) and which point is the Northeasterly
corner of land of the United States, thence crossing the East End Road and
following the same course as the last to the shore of West Harbor or Fishers Island
Sound;
-� Said lot or parcel of land being bounded and described as follows:
BEGINNING at a point situate on the Southeasterly side of a forty foot road, which
point is situate the following two (2) courses and distances from a stone monument,
which monument is in turn 1261. 57 feet South of a point which is 1568. 58 feet West
of another monument marking the U. S. Coast and Geodetic Survey Triangulation
Station "Chocomount 2" (which said "Chocomount 2" monument is located on the
summit of the highest hill on Fishers Island, N. Y., about 2 1/4 miles West of the
Eastern end of Fishers Island and lies South 79 degrees 29 minutes 46 seconds East
of North Dumpling Light on Fishers Island Sound:
(1) North 42 degrees 45 minutes East 22.50 feet, and;
(2) On the arc of a regular curve to the right whose radius is 329.74 feet
and the direction of whose radius at that point is South 47 degrees l5
minutes 00 seconds East 98. 41 feet to the point of beginning, which point
marks the Northeasterly corner of premises of Cass Canfield and;
RUNNING THENCE from said point of beginning along said 40 foot road, on the
are of said curve to the right whose radius is 329.74 feet, 57. 04 feet to a stake
marking a point of curve to the right whose radius is 276.28 feet and the direction
of whose radius at that point is South 29 degrees 14 minutes 20 seconds East;

THENCE Eastwardly along the Southerly side of said road (and on the aro of said
'curve) 191.34 feet to a point;
RUNNING THENCE South 37 degrees 22 minutes 40 seconds East 96.45 feet to a
stake;
THENCE South 64 degrees 43 minutes 30 seconds East 108.88 feet to a stake,
THENCE South 40 degrees 46 minutes 40 seconds West 114.26 feet;
THENCE North 58 degrees 53 minutes 00 seconds West along lands of Canfield
375. 54 feet to the point or place of BEGINNING.
