THIS INDENTURE, made the 17th day of November,
Nineteen hundred and sixty-six, between FISHERS ISLAND
ESTATES, INC., a New York corporation, having its principal
office at 14 East 52nd Street, in the City, County and State
of New York, hereinafter called the grantor, party of the
first part, and CASS CANFIELD, residing at 152 East 38th Stre ,
New York 16, New York, hereinafter called the grantee, party
of the second part:
WITNESSETH, that the party of the first part, in
;consideration of One Hundred Dollars ($100.00), lawful money
- of the United States, and other good and valuable considera-
tion paid by the party of the second part, does hereby grant
" land release unto the party of the second part, his heirs and

ALL those lots or parcels of land in the Town
of Southold, Suffolk County, State of New York,
being a part of that portion of Fishers Island
Q belonging to the grantor (which portion is here-

BEGINNING at the southeasterly corner of land
now or formerly owned by the United States, known
-:� n. as the Fort H.G. Wright Military Reservation, Mount
m Prospect Tract, on the shore of Block Island Sound
or the Atlantic Ocean (as said Tract was constit-
, � 3 uted prior to the extension thereof by the acquis-
ition of additional lands in condemnation proceed-
ings instituted in 1942) and running thence north-
erly following the East boundary of the said tract
of land now or formerly of the United States (as

thereof) to the southerly line of East End Road

is the northeasterly corner of said tract of land

West of a stone monument marking the U. S. Coast
and Geodetic Triangulation Station "Chocomount 2"
(which said 'Chocomount 2" monument is located on
the summit of the highest hill on Fishers Island,
N. Y., about two and one-quarter miles West of the
Eastern end of Fishers Isiand and lies South 79
degrees 29 minutes 45 seconds East of North Dumpling
Light in Fishers Island Sound); and from said point
running North 3b degrees 34 minutes 00 seconds East
three hundred sixteen and fifty-two hundredths feet;

Parcel B
BEGINNING at a point which is one thousand
eighty-five and ninety-four hundredths feet South
of another point, which is seven hundred ninety and
fifty-seven hundredths feet West of a stone monument
marking the U. S. Coast and Geodetic Triangulation
Station "Chocomount 2" (which Said "Chocomount 2"
monument is located on the summit of the highest
hill on Fishers Island, N. Y., about two and one-
quarter miles West of the Eastern end of Fisher;
Island and lies South 79 degrees 29 minutes 45
seconds East of North Dump'_ing Light in Fishers
Island Sound); and from said point running South
43 degrees 11 minutes 00 seconds West eighty-seven
and twenty-one hundredths feet; thence South 45
degrees OG minutes 40 seconds East eighty-one and
twenty hundredths feet; thence South 34 degrees
36 minutes 00 seconds East two hundred forty-three
and forty hundredths feet; thence North 55 degrees
06 minutes, 30 seconds East forty-five feet; thence
North 34 degrees 36 minutes 00 seconds West one
hundred thirteen and eighteen hundredths feet; thence
North 00 degrees 12 minutes 00 seconds West
forty-four and no hundredths feet; thence North
34 degrees 26 minutes 00 seconds West one hundred
ninety-two and eight hundredths feet to the point
of beginning; containing fifty-five hundredths of an
acre, more or less.
TOGETHER with an appurtenant easement to the
grantee, his heirs and assigns, over the existing private
(roadway, fifteen feet in width, owned by the grantor, leading
southeasterly from the main private road of the grantor to the
parcel of land conveyed by the grantor to the grantee by deed
dated August 2, 1951 and recorded in the Office of the Clerk
f the County of Suffolk on September 7, 1951, in Liber 3261 0
eeds, Page 39, such easement to be for ingress to and egress
rom the premises hereby conveyed to said main private road;
