MAY, JR., and Q I JEANNi A MAY his wife, both residing at Ardsley Avenue (no street number, Irvington, New York, hereinafter called the Grantors, parties of the first part, and GEORGE K. CONANT, JR and ELLEN R. CONANT, his wife, both residing at 9630 Ladue Road, St. Louie, Missouri, hereinafter called the Grantees, parties of the second part: WITNESSETH, that the parties of the first part, in consideration of One Hundred Dollars ($100.00), lawful money of the United States, and other good and valuable considera- tion paid by the parties of the second part, do hereby grant and release unto the parties of the second part, as tenants by the entirety and to the survivor of them and to the heirs and assigns of said survivor forever, ALL that certain lot or parcel of land at Fisheye Island in the Town of Southold, Suffolk County, New York, bounded and described, as follows: BEGINNING at a stone monument set on the North- easterly line of the land of the Grantors, said monu- ment being One thousand seven hundred fifty-seven and seventy-eight hundredths feet North of a point which is Five thousand four hundred eight and thirty- five hundredths feet West of another monument marking the U.S. Coast and Geodetic Survey Triangulation Station "PROS" and thence along said Northeasterly line North 46 degrees 58 minutes West Thirty-five feet to a point, being the POINT OF BEGINNING and being the Northeasterly corner of the parcel hereby described; and running thence South 43 degrees 02 minutes West One hundred feet to a point; thence South 39 degrees 24 minutes 10 seconds East Thirty- two and fifty-eight hundredths feet to a point; thence South 19 degrees 25 minutes West One hundred ninety- two and seventy-one hundredths feet to a point which point is One thousand five hundred one and sixty-two hundredths feet North of a point which is Five thous- and five hundred forty-five and fifty-six hundredths feet West of said PROS monument, said last three courses abutting the right-of-way hereinafter des- cribed; thence leaving said right-of-way and running the followin6 four courses along land owned oy the Grantors, (1) North 53'degreea 41 minutes 50 seconds West Eighty-seven and ninety-eight hundredths feet to an iron pipe, (2) North 39 degrees 26 minutes West Seventy-three and sixty-four hundredths feet to a point, (3) North 50 degrees 38 minutes West One hun- dred sixty and forty-six hundredths feet to an iron pipe, and (4) North 50 degrees 38 minutes West Seventy- two feet, more or less, to the snore of Fishers Island Sound; thence following the meanders of said shore- line in a Northeasterly direction, Three hundred sixteen feet, more or less, to a point at the inter- section of the Northeasterly line of the land of the Grantors and the shore of said Fishers Island Sound; thence South 46 degrees 58 minutes East Three hun- dred seventy-three feet, more or less, to the point of beginning; containing 2.45 acres, more or less;
