All that certain tract of land on the westerly side of Equestrian
Avenue , on Fishers Island, Town of Southold, Suffolk County , New
York , together with a cottage thereon standing (known as The Bungalow )
bounded and described as follows :
Beginning at the southerly corner of the land herein conveyed at a
drill mark (T) on cement walk and in the westerly line of Equestrian
Avenue as defined by existing merestones ; thence northerly by and with

m said Avenue line seventy and five tenths (70.5) feet to a bound in-
n ., dicated by a Tack set in cement walk at an angle point in said Avenue ;

of a retaining wall on other land of said Grantor ; thence deflecting

ing wall and continuing in the same line , still bounding the Grantor's
land on the north eighty and seven tenths (80 .7) feet to an angle point
thence running southwesterly at right angles with last line , bounding
other land of said Grantor, one hundred and fifty-eight ( 158) feet
more or less to an angle point ; thence running southwesterly in a
direct line bounding other land of said Grantor about one hundred and
forty-seven (1117) feet to the point of beginning.
This Deed is given subject to any rights the Town of Southold may have
acquired by use of the cement walk which encroacheR somewhat over the
line of Equestrian Avenue as described herein.
Subject to such other restrictions and covenants as to use as are of
record and may now be in force .
And the Grantee further covenants and agrees that the above described
premises shall not be subdivided and shall be used only for a single
one-family residence with the customary outbuildings appurtenant
thereto and that said property shall at no time be used for the pur-
poses of a club , boarding house or hotel , or any other business .
It is understood and agreed that no right of way is given over or
upon the Grantor' s private drive adjacent to the said property .
