as follows:
BEGINNING at a stone monument on the northeasterly line of Equestrian
Avenue said monument being located 825. 77 feet north of a point which is 4438. 24
feet west of another monument marking the U. S. Coast and Geodetic Survey
Triangulation Station "PROS"; running thence along said northeasterly line of
Equestrian Avenue three courses as follows:
(1) North 76 degrees 02 minutes 30 seconds West 9. 55 feet; thence
(2) North 65 degrees 16 minutes 30 seconds West 57. 60 feet; thence
(3) North 32 degrees 24 minutes 00 seconds West 137. 19 feet to land now or
formerly of A. John Gada; thence along land last mentioned North 45 degrees
11 minutes 20 seconds East 61. 63 feet to land now or formerly of the Estate of
Martha Pendleton; thence along land last mentioned two courses as follows:
(1) South 39 degrees 18 minutes 00 seconds East 117. 05 feet; thence
(2) South 51 degrees 19 minutes 30 seconds East 74. 61 feet; thence South
40 degrees 16 minutes 30 seconds West 63. 46 feet to the point or place of
beginning.
TOGETHER with a right of way for use as a passageway over a strip of land
25 feet in width, bounded and described as follows:
BEGINNING at a monument on the northeasterly line of Equestrian Avenue at
the point of beginning of the above described premises and running thence North
40 degrees 16 minutes 30 seconds East 63. 46 feet; thence South 51 degrees 19
minutes 30 seconds East 25. 27 feet; thence South 40 degrees 16 minutes 30
seconds West 59. 83 feet to said northeasterly line of Equestrian Avenue;
