lawful money of the United States,
paid by the part y of the second part,
do hereby grant and release unto the part y of the second part, her heirs, personal
representatives and )ndassigns forever,
Xxit that lot or parcel of land in the Town of Southold, Suffolk
C�ty, State of New York, being a portion of Fishers Island (which
por ion is hereinafter called the "Park") lying Easterly of the
following line, viz :
BEGINNING at the Southeasterly corner of land now or formerly owned
by the United States, known as tlx Fort H.G. Wright Military Reservation,
Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic
Ocean (as said Tract was constituted prior to the extension thereof by
the acquisition of additional lands in condemnation proceedings in-
stituted in 1942) and
RUNNING thence Northerly following the East boundary of the said
tract of land now. or formerly of the United States (as same was
constituted prior to such extension thereof) to the Southerly line of
East End Road (sometimes called Oriental Avenue) and which point is the
---- Northeasterly corner of said tract op- land now or formerly of the United
States (as same was constituted prior to such extension thereof) ;
THENCE crossing the East End Road and following the same course as
the last to the shore of West Harbor or Fishers Island Sound;
Saidlot or parcel of land being bounded and described as follows :
BEGINNING at a monument on the Southeasterly side of a private
road said monument being one thousand two hundred eighty-six and ninety

hundredths feet North of a point which is ninety-seven and four hundredths
,feet East of another monument marking the United States Coast and Geodetic
Survey Triangulation Station "NIN" (which said "NIN" monument is located
near the Western end of a ridge overlooking the South shore of Fishers
Island and on the highest point between Chocomount and Mount Prospect and
Lies South 45 degrees 17 minutes 26 seconds East of North Dumpling Light
in Fishers Island Sound); and
THENCE running along said road line South 26 degrees 22 minutes 40
seconds West seventy-five and nineteen hundredths feet to a point of
curve to the right whose radius is four hundred five and twelve hundredths
feet and the direction of whose radius at that point is North 63 degrees
37 minutes 20 seconds. West; and
THENCE running Southwestwardly along said road line and following
the arc of said curve forty-three and twenty-seven hundredths feet to a
point of curve to the left whose radius is twenty-five feet and the
direction of whose radius at that point is South 52 degrees 07 minutes
East; and
THENCE running Southwardly along the Easterly side of said road and
following the arc of said curve thirty-one and forty-eight hundredths
feet to a point of curve to the right whose radius is three hundred
ninety-six feet and the direction of whose radius at that point is South
50 degrees, 21 minutes, 30 seconds West; and
TIENCE running Southeastwardly along the Northeasterly side of
another private road of the grantor and following the arc of said curve
sixty-one and eighty-five hundredths feet;
THENCE along said road line South 30 degrees 41 minutes 20 seconds
East thirty and no hundredths feet to a point of curve to the left whose
radius is one hundred sixty-two and seventy-two hundredths feet and the
direction of whose radius at that point is North 59 degrees 18 minutes
40 seconds East; and
THENCE running Southeastwardly along said road line and following
the arc of said curve one hundred fifteen and eighty-nine hundredths
feet tp a monument;
THENCE North 2 degrees 32 minutes 30 seconds East two hundred
thirty-three and twenty-one hundredths feet to an iron; and
THENCE North 60 degrees 29 minutes 40 seconds West one hundred
seven and ninety-six hundredths feet to the point of BEGINNING.
TOGETHER with an easement to the purchaser, her heirs and assigns,
for ingress to and egress from the premises hereby conveyed over and along
such private roads as now are or may hereafter exist connecting -the
premises hereby conveyed with the public highway; provided, however, that
the grantor named in a deed recorded in Liber 6071 at page 7, has received
the right to change the location, route or grade of said roads from time
to time, provided that such change shall not prevent adequate access to
the premises hereby to be conveyed.
SUBJECT to covenants. restrictions, agreements and easements
recorded in Suffolk County, in Liber 6071 of Conveyances at page 7 et seq.
BEING the same property conveyed to Barbara S. Kirkland by deed
dated November 12, 1966, recorded in the Office of the County Clerk of
Suffolk County on November 1'7, 1966, in Liber 6071 at page 7 et seq.
�Gogetijer with the appurtenances, and also all the estate which the said testat rix
had at the time of h er decease in said premises, and also the estate therein, which the
parties of the first part have or ha 've power to convey or dispose of, whether individually, or
by virtue of said will or otherwise.
