WITNESSETH, that the party of the first part, in consideration
of Ten Dollars paid by the party of the second part, does
hereby remise, release and quitclaim unto the party of the

Said premises are conveyed together with an easement of way

north 350 04' 10" west 30.0 feet to aoint; thence south 61°
west 110 feet and south 730 05' west 4.21 feet to a point on
the easterly terminus of another right of way; thence along
said easterly terminus of another right of way south 20° east
15.0 feet to a point thence north 700 east 60.0 feet; thence
north 59° 11' east 54.77 feet; thence south 850 55' east 72.35
feet to the westerly'boUndary of the above described premises;
thence along the westerly boundary of the above described
premises north 350 04' 10" west 20 feet to the point of
beginning; together with an easement of way over the existing
roadway running westerly from the westerly end of the above
described right of way 200,feet more or less and thence running
northwesterly 1700 feet more or less to the easterly terminus
of Oriental Avenue, a town highway.
Said premises are conveyed subject to an easement for use
as a footpath over a strip of said conveyed premises 5 feet in
width extending southeasterly along the southwesterly line of
the above described tract from the point of beginning of said
tract to Block Island South as appurtenant to the remaining
land of Percival White, and each part and parcel thereof.
Being the same premises conveyed to the Grantors by deed dated
July 24, 1964, recorded October 23, 1964, in the Suffolk County
Clerk' s Office in Liber 5638 of Deeds at Page 526 and said
premises are conveyed subject to the covenant and restriction
set forth in said deed.
Also a certain perpetual ten (10) foot easement or right of way
over the following described premises for the purposes of
installing and maintaining electric and telephone lines, said
premises being located at Fishers Island , Town of Southold,
County of Suffolk and State of New York,the center line of
which is more specifically bounded and described as follows ;
BEGINNING at a point on the Northwesterly line of land of
Percival White, said point being located Norti, 30 degrees 44
minutes 40 seconds East 71.3 feet from a monument at the most
Westerly corner of land of said White, and thence running North
65 degrees 55 minutes East 37.0 feet; thence South 35 degrees
50 minutes East 42 feet to land of Leyland .
Beim; the same premises conveyed to the Grantors by deed dated
January 15, 1966, recorded January 25, 1968, in said Clerk' s
Office in Liber 6294 of Deeds at Page 28.

TOGETHER with all right,title and interest,if any, of/the first
part in and to any streets and roads abutting the above des-
cribed premises to the center lines thereof; TOGETHER with the
appurtenances and all tine estate and rights of the party of the
first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second
part forever.
