THIS INDENTURE, made the /000 day of March nineteen hundred and seventy-three
BETWEEN ELIZA GILLET BOYCE, widow, of Bacon Hall Farm, Glencoe,
Baltimore County, State of Maryland,
party of the first part, and ELISE BOYCE KELSEY of the City of Greenwich, State of
Connecticut, North Lake Avenue"
party of the second part,
WMESSEM, that the party of the first part, in consideration of
Five ($5. 00) dollars,
lawful money of the United States, and other good and valuable considerations paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the parte of the Secoud part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, Suffolk County, State of New York, being a
part of that portion of Fishers Island, formerly belonging to Fishers Island
Corporation (which portion is hereinafter called the "Park") lying Easterly of
the following line, viz:

? ' BEGINNING at the southeasterly corner of land owned by the United States,
c known as the Fort H. G. Wright Military Reservation, Mount Prospect Tract, on
the shore of Block Island Sound or the Atlantic Ocean and running thence northerly
following the East boundary of the said land of the United States to the southerly
'I line of East End Road (sometimes called Oriental Avenue) and which point is the
northeasterly corner of land of the United States, thence crossing the East End
Road and following the same course as the last to the shore of West Harbor or
Fishers Island Sound;
Said lot or parcel of land being bounded and described as follows:

L- Ir BEGINNING at a stone monument set on the northeasterly side of a road forty
feet wide, said monument being twenty-one hundred and fifty-seven and three-hun-
dredths feet east of a point which is fifty-one hundred and eighty-six and thirty-five
hundredths feet north of another monument marking the U. S. Coast and Geodetic
Survey Triangulation Station "Nin" (which said "Nin" monument is located near the
western end of a ridge overlooking the south shore of Fishers Island and on the
highest point between Chocomount and Mount Prospect and lies south forty-five
degrees seventeen minutes and twenty-six seconds east of North Dumpling Light in
Fishers Island Sound); and running thence northwestwardly, along the northeasterly
side of said road (and following the arc of a curve to the left whose radius is thirty-
four hundred and seventeen and twenty-nine hundredths feet and the direction of
whose radius at that point is south fifty-five degrees twenty-one minutes and forty-
four seconds west), eighty-seven feet to a stake; thence north sixty-six degrees
fifty-three minutes and twenty seconds east three hundred and ninety-eight and
thirty-seven hundredths feet to the shore of Fishers Island Sound; thence, with
the meanders of said sound as they twist and turn, the following approximate courses
and distances, to wit: South nineteen degrees twenty-six minutes and twenty seconds

seconds west seventy and twenty-seven hundredths feet to a stake; and thence
south sixty-six degrees forty minutes and ten seconds west three hundred and
eighteen and forty-nine hundredths feet to the place of beginning; containing
seventy-two hundredths of an acre, more or less;
TOGETHER with all the right, title and interest of the party of the first
part in and to the land under the waters of Fishers Island Sound and in and to any
land which may lie between the meander lines as set forth in the above description
and the actual high water mark.
The above party of the second part, by her acceptance of this indenture,
hereby agrees that the above described lot or parcel of land does not constitute
a homesite.
