or formerly of William B. May, Jr. and Jeanne A. May, his wife, said
monument being 1412. 16 .feet North of a point which is 5162. 73 feet
West of another monument marking the United States Coast and Geodetic
Survey Triangulation Station "Pros" and thence along the division line
between said land and land now or formerly of Barbara Pratt Wilmerding,
North 350 24 ' West 358 feet; thence South 43° 02 ' West 100 feet; thence
North 390 24 ' 10" West 9. 51 feet; thence South 190 25 " West 117. 35
feet; thence South 470 15 ' 30"East 337. 61 feet to land formerly of
Frances B. Rauch; and thence along said land North 32° 36 ' East 135
feet to the monument at the point pr place of beginning.
TOGETHER with all right, title and interest, if any, of the Grantors
in and to any land lying in the Right of Way .in front of and adjoining
said premises, to the center line thereof , said Right of Way being
more particularly. described below.
TOGETHER with a non-exclusive easement of ten (10) feet along the
southwesterly boundary line of property heretofore conveyed by the
Grantors to Kent Rhodes, together With others and subject at all times
to the terms , covenants and conditions of the easement heretofore re-
served by, the Grantor over the property conveyed to Kent Rhodes , said
easement intended being the southwesterly ten (10) feet of said prop-
erty of Kent Rhodes and which said easement extends from a certain
Right of Way on the northerly property line df the subject premises
to Fishers Island Sound;
TOGETHER, also, with a non-exclusive easement for ingress to and
egress from the above described tract over a Right of Way leading to
Reservoir Road, said Right of Way being bounded and described as

as Grantor, to the party of the first part recorded in
Liber 7030, Page 327 in the Office of the Clerk of
Suffolk County, New York. .
The conveyance hereunder is -subject tp, a ,pe);tF3in mortgage
executed by the party of the first part, as;,'mortga4or, to William
B.. May, Jr.. and Jeanne-A.. May, his-wife, which mortgage is dated
the 30th day of June, .1971, and was recorded on the 20th day
of October, ' 1971 •in The Office of the Clerk of the County of
Suffolk, in liber 6175 of Mortgages, at page 560, and on which
mortgage there is now due the sum of Five Thousand ($5,000.00)
Dollars with interest thereon at the rate of 7-1/2% per annum
from July 1, 1973 , and that the partx .of the, 'second7part. ktereby . .
assumes and covenants to pay such mortgage debt and interest as
part of the consideration for this conveyance.
SUBJECT to covenants , restrictions and agreements contained in
that certain 'Road 'Maintenance-Agreement dated the 30th day of
June, 1971 between W lliam' B. May, Jr, and Jeanne A. May, his
wife, and the party of the first part. '
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, incompliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of,the, same for
any other purpose.
The word "party" shall be construed as if it read"parties" whenever the sense of°this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
