of Suffolk and State of New York, party of the second part,
WITNESSETH, that the party of the first part , in consideration
of TWENTY FIVE THOUSAND AND 00/100 ($25 , 000 .00) DOLLARS ,
lawful money of the United States , and other good and valuable
consideration paid by the party of the second part, does hereby
grant and release unto the party of the second part , the heirs
or assigns of the party of the second part forever ,
ALL that certain plot, piece or parcel of land , with the buildings
and Improvements thereon erected, situate , lying and being on
Fishers Island, Town of Southold, County of Suffolk , and State
`Q of New York, more specifically bounded and described as follows :
BEGINNING at a stone monument on the northwesterly line of Crescent
a Avenue , which point is located 2 , 543. 98 feet North and 1 ,852 .41
a ' feet West of another monument marking the U. S . Coast and Geodetic
Survey Triangulation Station "PROS, " then; running North 51 degrees
04 minutes 40 seconds West, a distance of 68 . 85 feet, this line
bounding land remaining to Fishers Island Farms , Inc. ; thence
North 28 degrees 45 minutes 20 seconds East , a distance of 27 .13
feet; thence North 25 degrees 54 minutes 40 seconds West, 28 . 93
feet; thence North 40 degrees 21 minutes 00 seconds East 50 . 37
feet; thence South 47 degrees 20 minutes 20 seconds East 69 .83
feet; thence along the northwesterly line of Crescent Avenue
South 20 degrees 06 minutes 40 seconds West a distance of 89 .60
feet to the point of beginning , containing 0 . 14 acre , more or less .
TOGETHER with all right , title and interest, if any , of the party
of the first part in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the
first part in and to said premises ; TO HAVE AND TO HOLD the
_ premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part
forever.
