ZABOHONSKI and ANNETTE ZABOHONSKI, his wife, both residing at (no street address) Fishers Island, New York party of the first part, and CECELIA DEZECK, residing at 141 Eddy Lane, Newington, Connecticut 06111 party of the second parte WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration CZ paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs c-i or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and beinginct sox at Fishers Island, in-the Town of Southold, County of Suffolk X and State of New York, more particularly bounded and described as follows: t� BEGINNING at a point on the Southerly line of Avenue B at the northeasterly �IQ corner of land now or formerly of Ripanti, said point of beginning being y, North 5366. 65 feet and West 1096. 93 feet as measured from the U. S. Coast �' and Geodetic Survey Triangulation Station "Pros", and running thence South 78' � 03110" East 110. 18 feet to a point marked by an iron pipe set in the northwesterly corner of land now or formerly of Pierre S. DuPontr; running thence along said DuPont's land South 3059140" West 124. 66 feet to an iron pipe marking the northeasterly corner of land recently conveyed by the party of the first part to Hoskins; running thence along said land of Hoskins South 85°51140" West 110.23 feet to a point on the easterly line of land now or formerly of Ripanti, marking the northwesterly corner of said Hoskins' land and running thence North 3°59' 40" East 155.52 feet to the point or place of BEGINNING. Subject to a right of way 10 feet in4dth for purposes of ingress and egress from Avenue B to said land of Hoskins, the center line of which commences at a point on the southerly side of Avenue B 5.05 feet along said southerly line southeasterly from the point of beginning of the premises above described, and said point of beginning at the center line of which and runs thence the following two courses 1) South 3°59'40" West 63. 0 feet; thence 2) South 803510" East 93 feet more or less to the Southerly line of the above described premises. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the Improvement before using any part of the total of the same for any other purpose. The word "party" shall he construed as if it read "parties" whenever the sense of this indenture so requires.
