WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
c or successors and assigns of the party of the second part forever,

AL1. that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingjgt on Fishers Island, Town of Southold, County of Suffolk
c' and State of New York, designated at Lots Nos. 65 and 66 on a certain
map entitled "Plan of Peninsula at Fishers Island owned by Charles
W. Hedge and Francis G. Thorp, by Chandler and Palmer, Engrs. , Norwich,
LL Conn. 1913" and filed in the office of the Clerk of the County of
Suffolk on May 11, 1913, File No. 223.
Being the same premises conveyed to the party of the first part from
Robert Joseph Desjarlais and Estelle M. Desjarlais, by Deed dated
September 20, 1957 and recorded on October 3, 1957 in Liber 4371,
Page 123.
TOGETHER WITH all right, title and interest, if any, of the party of
the first part in and to the shores of Darbies Cove adjoining the
premises and in and to the land under the waters of said cove adjoin-
ing the premises.
TOGETHER WITH an easement for ingress to and egress from the premises
above described over and along the 20-foot rights of way shown on
said map leading from the premises to the private roadway of Fishers
Island Estates, Inc. , sometimes known as the Peninsula Road, and over
and along said Peninsula Road, or such other roadway as now or here-
after may exist connecting the said peninsula with the public highway.
Subject to the right of Fishers Island Estates, Inc . , its successors
and assigns, to change the location, route or grade of said 20-foot
rights of way, said Peninsula Road and other roadways from time to
time.
SUBJECT to covenants , restrictions , easements , reservations and
agreements of record affecting the premises .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of his indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
