running along said Fox Avenue line North 79n 42' 20" East 287.84
feet; thence along the Westerly line of Crescent Avenue South 30
25' -40" West 304. 99 feet to an iron pipe; thence South 71° 16' d
40" West 256.28 feet; thence North 3° 47' 30" West 336.01 feet
to the point of beginning, containing 1.97 acres more or less.
SUBJECT to a right of way 10 feet in width for electric lines,
the center line of said right of way being described as follows:
BEGINNING at a point on the westerly line of Crescent Avenue,
said point being located 4831.02 feet North of a point which is
1288.83 feet West of said "PROS" monument and thence running ' -
South 730 47' 40" West 278.41 feet; thence South 31 14' 5011 -
East 136. 50 feet.
The Grantor herein is the same person who was the Grantee in ,
the deed dated December 1, 1971 from Fishers Island Utility
Company, Inc. and recorded on December 16, 1971 in Liber 7069

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any'streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the partof
the first part will receive the consideration for this conveyance and will hold the right to receive such consyid-
enation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for ;
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
