Howard Best, late of Fishers Island, Suffolk County, New York, who
died on August 19, 1972.

party of the first part, and Helen $est residing at (no street or number) Fishers
Island, New York and Delma B. Moore, residing at 703 Gral Trevino
S.E. Rio Rancho Estates, New Mexico, as tenants in common
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situate
lying and being Imbe at Fihers Island, Town of Soutphold, County of Suffolk
and State of New York, the same being a portion of Lot No. 5, Section
7 on Map of Lots on Fishers Island made by C. B. Jennings, City
Surveyor of New London, Conn. , to which reference is made, bounded
and described as follows:-Beginning at a stake on shore of Great
Harbor and running southerly one hundred twelve (112) feet; thence
southeasterly seventy (70) feet; thence westerly sixty-seven (67)
feet; thence easterly fifty (50) feet; thence northwesterly twenty-
seven (27) feet; thence northerly one hundred twelve (112) fleet;" tai
thence along shore of Great Harbor fifty-seven (57) feet, beir
number of feet more or less, to point of beginning. Said tract
C_ containing forty (40) square rods, more or less. Being bounde` -
or late as follows:-Northerly on Great Harbor; easterly on-the and
of C. A. Eldridge; southerly on land of C. A. Eldridge and William H.
Hill; westerly on land of John Wheeler and Lucy Burnham.
Being the same and all the same land conveyed to Delma E. Best
X by Helena P. Parlow by her Warranty Deed dated May 2nd, 1921, and
1` * recorded in Suffolk County Clerk ' s Office in Liber 1020 of Deeds,
Page 592 on the 7th day of June, 1921.
TOGETIIER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and sights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fiord to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above
written.
