THIS INDENTURE made this Y

BETWEEN, WALKER G. BUCKNER, residing at 15 Central Park
cr West, City, County and State of New York, and HELEN W.
l BUCKNER, his wife, residing at 120 East End Avenue, City,
County and State of New York, as tenants by the entirety,
party of the first part, and HELEN W. BUCKNER, residing
at 120 East End Avenue, City, County and State of New York,

WITNESSETH, that the party of the first part, in considera-

does hereby remise, release and quitclaim unto the party of
the second part, the heirs or successors and assigns of the
party of the second part forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying
and being in the Town of Southold, Suffolk County,
New York, described as follows:

As per tax sale of November 14, 1944
EXCEPTING therefrom such part thereof, if any, as may have
been taken by Suffolk County or other municipality for high-
way purposes, or for drainage or other public easement or
municipal use, or as may have been damaged or destroyed by
the elements. €
SUBJECT, however, to the following:
a. Building and zoning ordinances and regulations of the
municipality in which the premises are situate.
b. Covenants, restrictions and easements, if any, of record
which are now in force - also any agreements and reservations
ofrecord , if any now in force.
c. All taxes and assessments, if any, becoming a lien after
the date hereof.

SAID PREMISES were conveyed to the parties of the first part
by the County of Suffolk by deed dated May 15, 1959, and
recorded in the Su-F(-TOlk County Clerk's Office on May 20, 195),
in Liber 4628, at Page 504 to 506.
TOGETHER with all right, title and interest, if any, of the
party of the first part in and to any streets and roads
abutting the above described premises to the center lines
thereof; TOGETHER with the appurtenances and all the estate
and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section
13 of the Lien Law, hereby covenants that the party of the
first part will receive the consideration for this conveyanc
and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part
of the total of the same for any other purpose.
The word "party" shall be construed as if it reads "parties"
whenever the sense of this indenture so recQires.
IN WITNESS WHEREOF, the party of the first part has duly
executed this deed the day and year first above written.
