THIS INDENTURE, made the day of October ,nineteen hundred and seventy, BETWEEN WALKER G. BUCKNER, residing at 15 Central Park West, City, h\ County and State of New York, and HELEN W. BUCKNER, his wife, re- siding at 120 East End Avenue, City, County and State of New York, S' t party of the first part,and HELEN W, B[rCKNERt residing at 120 East End Avenue, City, County and State of New York, \ 2 y a, U party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten-------------------- ------------------------------------------ --and 00/100-----dollars, lawful money of the United States,and other good and valuable consideration, Paid by the party of the second part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, Suffolk County, State of New York, being a part of that portion of Fishers Island now or formerly belonging to the County of Suffolk, (which portion is hereinafter called the "Park" ) lying Easterly of the following line, viz: BEGINNING'at the southeasterly corner of land owned by the United States, known as the Fort H. G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island Sound or the Atlantic Ocean and running thence northerly following the East boundary of the said land of the United States to the southerly line of East End Road (sometimes called Oriental Avenue) ,and which point is the northeasterly corner of land of. the United States, thence crossing the East End Road and following the same course as the last to the shore of West Harbor or Fishers Island Sound; Said lot or parcel of land being bounded and described as follows : , BEGINNING at a stone monument set on the Southerly 'side of a road forty feet wide, said monument being thirteen hundred and seventy-eight and one hundredth feet East of a point which is nine hundred and seventy two and eleven hundredths feet South of another monument marking the U. S. Coast and Geodetic Survey Triangulation Station "Chocomount 2" (which said "Chocomount 2" monument is located on the Summit of the highest hill on Fishers Island, N. Y. about two and one quarter miles West of the Eastern end of Fishers Island and lies South seventy-nine degrees twenty-nine minutes and forty-six seconds East of North Dumpling Light in Fishers Island Sound) ; and running thence North Legreesseven degrees twenty-six minutes and fifty seconds East forty stake set on the Northerly side of said road; thence North e degrees fifty-one minutes and ten seconds East ninety-one -seven hundredths feet to a stake; thence South eighty-four ven minutes and forty seconds East one hundred and eighty- twenty-one hundredths feet to a stake; thence North eighty- es thirty-four minutes and forty seconds East one hundred - LnR 6845 PanE 70 and thirteen and seventeen hundredths feet to a stake; thence South nine degrees fifty-one minutes and fifty seconds West six hundred and seventy-two and four hundredths feet to the shore of Block Island Sound; thence, with the meanders of said Sound, South eighty-six degrees forty-six minutes and forty seconds West one hundred and sixty-one and seventy-one hundredths feet, South seventy degrees two minutes and forty seconds West one hundred and seventy-eight and seventy-three hundredths feet, and North sixty-five degrees five minutes and ten seconds Weg.t:one hundred and twenty-seven and eighty-three hundredths feet;;:tort a.. stake; . and thence North fifteen degrees twenty-eight min4tes and forty seconds East six hundred and twenty-one and thirty-one hundredths feet to the place of beginning. EXCEPTING therefrom such part thereof, if any, as may have been taken by Suffolk County or other municipality for highway purposes, or for drainage or other public easement or municipal use, or as may have been damaged or destroyed by the elements. SUBJECT, however, to the following: a. Building and zoning ordinances , and regulations of the municipality in which the premises are situate. b. Covenants, agreements, reservations, restrictions and easements, if any, of record, which are now in force. c. ' All taxes and assessments, if any, becoming a lien after the date hereof. d. If situated in an incorporated village, such village taxes or assessments, if any, as the village may be able to establish thereon. e. Any state of facts an accurate survey may show, brought up-to-date . f. Any public easement or easement granted to any public utilities. SAID PREMISES were conveyed to the parties of the first part by the County of Suffolk by deed dated June 15, 1961, recorded in the Suffolk County Clerk's Office at Riverhead, New York, in Liber 5001, Page 592, said deed being corrected by deed dated July 17, 1961, correcting the name of the first parties from "WALTER G. BUCKNER and HELEN W. BUCKNER" to "WALKER G. BUCKNER and HELEN W. BUCKNER, his wife", said correction deed being recorded in the Suffolk County Clerk's Office at Riverhead, New York, on July 19, 1961, in Liber 5019, Pages 316-318.
