of New York, bounded and described as follows;
BEGINNING at a monument set in the northerly side of Main State Road
where the division line between premises hereinafter described and premises
now or formerly of John J. Fitzsimmons intersects the northerly side of Main
State Road;
RUNNING THENCE South 63 degrees 25 minutes 10 seconds West along the
northerly side of Main State Road 164.80 feet;
THENCE Northerly on a line parallel to the westerly boundary of land
of said Fitzsimmons, and at all points 150,00 feet westerly therefrom North 2
degrees 06 minutes 30 seconds West 300.00 feet;
THENCE South 67 degrees 31 minutes 20 seconds West 253,95 feet to the
easterly line of land shown on "Map of Green Acres at Orient' said map filed in
the Office of the Clerk of Suffolk County under the map No. 3540;
THENCE North 6 degrees 48 minutes 10 seconds West along the easterly
side of said last mentioned map, through three monuments 2415.00 feet to the
Ordinary High Water mark of Long Island Sound;
THENCE Easterly along the ordinary high water mark of Long Island
Sound on a tie-line course having a bearing of North 69 degrees 40 minutes 50
seconds East a distance of 511.40 feet to a point distant 100,00 feet westerly from
the westerly boundary line of land of John J. Fitzsimmons, measured at right
angles thereto;
THENCE Southerly and parallel to said westerly side of land of said
Fitzsimmons and at all points 100,00 feet westerly therefrom, South 2 degrees
06 minutes 30 seconds East 300,00 feet;
i THENCE North 87 degrees 53 minutes 30 seconds East 100,00 feet to the
westerly side of land of said Fitzsimmons;
THENCE South 2 degrees 06 minutes 30 seconds East along said last
mentioned land 2410,00 feet to the monument set at the point or place of
BEGINNING.
Subject to a fifteen foot right of way along the entire easterly boundary
line of the premises above described from the premises of the party of the first
part located on Long Island Sound, Southerly 2410 feet to Main State Road. Said
right of way being subject to the state of facts shown on a survey of said premises
made by Van Tuyl and Son, Licensed Land Surveyors, Greenport, N.Y. , dated
July 6, 1967,
The party of the first part herein is one and the same person as Irving
C. Latham, the party of the second part in a certain deed dated March 18, 1941,
and recorded in the Suffolk County Clerk's Office on December 1, 1941, in Liber
2264 of Deeds at Page 258, and one and the same Irving C. Latham, an heir at
law of Agnes T. Latham, deceased, who died a resident of Suffolk County on
December 6, 1940,
