A(1 that certain plot, piece or parcel of land, situate, lying and
being at Orient, in the Town of Southold County of Suffolk and State

• u BEGINNING at a point on the southwesterly side of Harbor Road
Moe distant 168 feet northwesterly from the corner formed by the intersectici
of the northwesterly side of King Street with the southwesterly side
of Harbor Road, which point is at the northwesterly line of land of
Alfred T. Young, Jr.;
RUNNING thence along said line south 35 degrees 55 minutes 20
seconds west 200 feet to the highwater mark of Orient Bay;
THENCE along the highwater mark of Orient Bay a tie line course
and distance of North 60 degrees 13 minutes west 79.37 feet;
THENCE north 39 degrees 00 minutes 30 seconds east 205 feet to the
southwesterly side of Harbor Road; and
RUNNING thence south 57 degrees 16 minutes 10 seconds east along
the southwesterly side of Harbor Road 68 feet to the point or place of
beginning.
This conveyance is subject to the following restrictions:
1. Not more than one dwelling shall be erected on any plot and shall
not be in excess of a one-family dwelling.
2. No dwelling shall be erected on any plot, the cost of reproduction
of which shall be less than $7,500.00 or in any event cost of repro
duction shall be not less than a cost equal in proportion based on
prices of materials and labor as they existed on August 15th, 1950, or _
plans and specifications may be submitted for approval to James F.
Douglass, developer, and/or his agent.

3. No building shall be constructed within thirty (30) feet of the
Nroperty line on Harbor Road, or within 25 feet of the property line
on Douglass Street, Hog Pond Road, or King Street.
4. No building shall be constructed within ten (10) feet of any
yproperty line other than referred to above on any plot with frontage on
Harbor Road and within twenty (20) feet of any property line other
than previously mentioned on any plot, including the north boundary
line of those plots located at the north side of Harbor Road.
5. Garage may be part of the dwelling structure or may be separate
structure with not more than two rooms above.
6. No building shall be completed on the exterior with other than new
materials exclusive of paint.
y. No fowl and/or animals other than the usual type of household pets
are to be kept on any plot.
8. There is to be no manufacturing or sale of merchandise and no
business of any nature is to be carried on.
9. There shall be no asylum, hospital or boarding house.
10. There shall be no board fences or fences or hedges higher than
thirty-six (36) inches.
11. There must be no pollution of the water table.
12. There shall be no outside toilets of any nature.
ALSO SUBJECT to Zoning Ordinances of the Town of Southold.
BEING AND INTENDED TO BE the same premises conveyed to the seller
by James F. Douglass and Lillian J. Douglass, his wife, by deed dated
August 27, 1958, and recorded in the Suffolk County Clerk's office on
August 28, 1958, in Liber 4506 of Deeds at Page 356.
