consideration of Ten Dollars and other valuable consideratio
paid by the party of the second part, does hereby grant
and release unto the party of the second part, the heirs of
or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of Lend,
situate at East Marion, Town of Southold, County oL
Suffolk and State of New York, more fully described as
follows:
PARCEL I:
BEGINNING at the intersection of the Southerly
line of a certain 50 foot private road with the Easterly
line of a certain 35 foot private road, said point of
beginning being more particularly located as follows:
from a concrete set at the easterly terminus of the souther-
ly line of said 50 foot private road, South 78 degrees 23
minutes 30 seconds East 82.15 feet and thence South 71 de-
grees 23 minutes 30 seconds East 91.66 feet to the point of

beginning, said point of beginning being the northwesterly
corner of the premises herein described and the northeasterly
corner of Parcel 2, hereinafter described; from said point
of beginning
RUNNING along said southerly line of said 50 foot
private road, South 71 degrees 23 minutes 30 seconds East
69.28 feat;
THENCE along other land of the party of the first
part, 2 courses as follows:
(1) South 11 degrees 23 minutes 30 seconds East,
112.95 feet; thence
(2) South 78 degrees 36 minutes 30 seconds West
60.0 feet to said easterly line of said 35 foot private
road and the Southeasterly corner of said parcel 2;
THENCE along said Easterly line of said 35 foot
private road, being also along the easterly line of said
Parcel 2, North 11 degrees 23 minutes 30 seconds West
147.59 feet to the point of BEGINNING.
PARCEL 2:
BEGINNING at the point of beginning of Parcel 1,
as hereinabove described; and
RUNNING along the Westerly line of said Parcel 1,
being also along the easterly line of said 35 foot private
road, South 11 degrees 23 minutes 30 seconds East 147.59
feet;
THENCE on the direct extension westerly of the
southerly line of said Parcel 1, South 78 degrees 36 minutes
30 seconds West 17.50 feet;

West 157.69 feet to said southerly line of said 50 foot
private road;
THENCE along said southerly line, South 71 degrees
23 minutes 30 seconds East 20.21 feet to the point of
BEGINNING.
SUBJECT to the rights of way of others over the
premises.
TOGETHER with a right of way over said 50 foot
private road from the northeasterly corner of Parcel 1
westerly about 245 feet to Aquaview Avenue.
ALSO with a right of way over said 35 foot
private road from the northwesterly corner of Parcel 1
southerly about 4475 feet to the Main Road (Route 25).
ALSO with a right of way over a strip of land
35 feet and then 50 feet in width from the first mentioned
35 foot private road at a point about 120 feet southerly
from the premises and running westerly about 240 feet to
Cedar Lane.
ALSO with a right of way over and the right to use
in common with others a 40 foot strip of land, the westerly
line of which is the easterly boundary of land conveyed by
the party of the first part to Wm. G. Lenz, Jr.; and
running from the northerly line of said 50 foot private
road northerly about 275 feet to Long Island Sound.
AND the party of the first part is the same
person as the grantee in that certain deed dated May 26,
1954, recorded on June 9, 1954, in Liber 3705 cp 457.
