J ENEF8438 w3 beginning, said point of beginning being the northwesterly corner of the premises herein described and the northeasterly corner of Parcel 2, hereinafter described; from said point of beginning RUNNING along said southerly line of said 50 foot private road, South 71 degrees 23 minutes 30 seconds East 69.28 feat; THENCE along other land of the party of the first part, 2 courses as follows: (1) South 11 degrees 23 minutes 30 seconds East, 112.95 feet; thence (2) South 78 degrees 36 minutes 30 seconds West 60.0 feet to said easterly line of said 35 foot private road and the Southeasterly corner of said parcel 2; THENCE along said Easterly line of said 35 foot private road, being also along the easterly line of said Parcel 2, North 11 degrees 23 minutes 30 seconds West 147.59 feet to the point of BEGINNING. TOGETHER with a right of way over said 50 foot private road from the northeasterly corner of Parcel 1 westerly about 245 feet to Aquaview Avenue. ALSO with a right of way over said 35 foot private road from the northwesterly corner of Parcel 1 southerly about 4475 feet to the Main Road (Route 25). ALSO with a right of way over a strip of land 35 feet and then 50 feet in width from the first mentioned 35 foot private road at a point about 120 feet southerly from the premises and running westerly about 240 feet to Cedar Lane. ALSO with a right of way over and the right to use in common with others a 40 foot strip of land, the westerly line of which is the easterly boundary of land conveyed by the party of the first part to Wm. G. Lenz, Jr.; and running from the northerly line of said 50 foot private road northerly about 275 feet to Long Island Sound. AND the party of the first part is the same person as the grantee in that certain deed dated May 26, 1954, recorded on June 9, 1954, in Liber 3705 cp 457.
