said point of beginning being the northwesterly corner of land con-
veyed by Conrad Volenski and another to John Volenski; from said
point of beginning running along said easterly line of Shipyard
Lane, north 24.55130" we at, 100 feet; thence along land now or
formerly of Sosnowski, north 65039140" east, 167.54 feet to land
now or formerly of Caerepowica; thence along said land now or
formerly of Caerepowica, south 24° 56130" east, 100 feet to said
land of John Volenski; thence along said land, south 65039140"
