lying and being in the Town of Southold, County of
Suffolk and State of New York, bounded and described

BEGINNING at a monument set in the Northwesterly
corner of land now or formerly of Harold W. Conroy,
said monument set In the point of intersection of the
division line between land now or formerly of Harold
W. Conroy and premises hereinafter described with the
Northeasterly line of land now or formerly of H. Terry;
RUNNING THENCE North 34 degrees 30 minutes 00 seconds

from the monument set at the point or place of beginning:
1) North 60 degrees 25 minutes 50 seconds East
200.00 feet;
2) North 40 degrees 25 minutes 30 seconds West

THENCE South 40 degrees 25 minutes 30 seconds East
321.82 feet to land now or formerly of Harold W. Conroy;
THENCE South 60 degrees 25 minutes 50 seconds West along
said last mentioned land 200 feet to the monument set at the
point or place of BEGINNING.
TOGETHER with a right of way in common with others for
ingress and egress over a 50 foot wide right of way,
the southwesterly line being bounded and described as

for ingress and egress over a 33 foot more or less Wide
Right of Way, running southerly from the aforesaid 50 foot
right of way, the Westerly line of which runs Southerly
from the Southwesterly line of said last described right
of way and running along land nor or formerly of King for
a distance of 745.81 feet more or less to the Northerly
side of Main-State Road.

Also Subject to a right of way 25 feet in width within and
along the Southwesterly line of premises first above
described to and from the waters of Long Island Sound;
said 25 foot Right of Way and the free use of the beach
adjoining the Long Island Sound within the right of way
being in favor of parcel of land owned by Harold W. Conroy
as described in deed recorded in Suffolk County Clerk's
office on September 3, 1968 in Liber 6410, Page 597 and
also in favor of other land of Joseph Hoyt Stern
herein acquired by him under a deed dated January 11 1958
and recorded in said County Clerk's office in Liber 4421,
Page 444 and the parcel of land immediately adjacent
thereto designated as Second Parcel in deed dated
March 9, 1967 recorded in said County Clerk's office in
Liber 6129, Page 103•
Also subject to a Right of Nay fifty (50) feet in width
within and along the Southeasterly line of the premises
first above described in favor of other property owned
by the party of the first part immediately to the East
and adjacent to the premises first above described and
being approximately 62,000 square feet.
