BEGINNING at a point on the northerly line of a 16 foot private road known as

said point of beginning being the southeasterly corner of land conveyed by the
party of the first part to Massaro; from said point of beginning along said land
of Massaro, north 34°12'40" west, 235 feet, more or less, to the shore of

land conveyed or about to be conveyed by the party of the first part to Pascale;
