2I1 that certain plot of land situate at East Marion, Town of
Southold, Suffolk County, State of New York shown as Lot No. 155 and a
part of Lot No. 153 on a certain map entitled "Map of Section Two, Gardi
ner's Bay Estates, situate at East Marion, Long Island" which map was
filed in Suffolk County Clerk's Office on September 23rd, 1927, under the
number 275; said plot being more particularly described as follows:-
BEGINNING at the point on the northwesterly side of Beach Court where
it is intersected by the boundary line between Lots No. 154 and No. 155
as shown on said map and running whence south thirty-six degrees thirty-
two minutes thirty seconds (S. 36 32' 30" Y.) west along the north-
westerly side of Beach Court fifty-seven (57') feet to Lot No. 156 as
shown on said map; th&nce north forty-two degrees forty-eight minutes
thirty seconds (N. 42 48' 30" Y.) west partly along said Lot No. 156
one hundred fifty-seven feet and thirty-eight one-hundredths of a foot
(157.38'); the$ce north thirty-six degrees thirty-two minutes thirty

excepting Beach Court west of Lot number one hundred fifty-five (155) and
Cedar Lane south of Pine Lane; the fee to the land in said streets and
paths, however, to remain in the party of the first part.
TOGETHER with the right to use the beach lying between Spring Pond and

waters, such use to be subject to such reasonable restrictions as may be
