formerly of E,P. Hawkins; thence along said land, south 20°13'10" east, 184.20
feet to the north side of said private right of way; running thence along the north

high water mark of Gardiners Bay;thence along said high water mark of
Gardiners Say in a southwesterly direction, 116 feat, more or less, the tie

west, 103 feet to the south side of said private right of way to the point or place
of beginning.
TOGETHER,with all of the right of the party of the first part, if any, in and to
riparian rights of waters of Marion Lake and Peconic Bay, and rights, if any,
over and to the private right of way known as Rabbit Lane; and

Peconic Bay, and to variations as to distances and courses as laid down herein
because of change in highwater line of Peconic Bay and the edge of open water of
Marion Lake; and

restrictions, easements, agreements, reservations, and zoning regulations of
record, if any.
BEING and intended to be part of the same premises conveyed to the party of the
first part by deed made by Oak Grove Beach Realty Orporation dated March 4,
1966, recorded in the Suffolk county clerk's office in liber 5926 of conveyances,
page 92, March 16,1966, described therein as parcels IB and IV, respectively.
