BEGINNING at a concrete monument set on the southeasterly side of
South Lane a certain 30 foot private Right of Way distant 132.12 feet
northeasterly along said southeasterly aide from northeasterly corner
of land conveyed by Frank S. Thorp and Lois Johnson Thorp, his wife, to
Robert J. Hart by deed dated July 11, 1950 and recorded July 17, 1950
1 in Liber 3101 op 139;
running thence along said southeasterly side of said 30 foot Right
of Way, North 42 degrees 46 minutes 30 seconds East, a distance of 67.34
feet;
thence along;•,land of Frank S. Thorp, South 31 degrees 01 minute 30
seconds East, a distance of 232 feet to the ordinary high water mark of
Gardiner's Bay;
thence along the ordinary high water mark of Gardiner's Bay South
45 degrees 15 minutes 10 seconds West, a distance of 66.57 feet to other
land of Frank S. Thorp;
thence along said last mentioned land, North 31 degrees 01 minute
30 seconds West, a distance of 229 feet to the southeasterly side of
South Lane at the point or place of Beginning.
- TOGETHER with all the right, title and interest, if any, of the party
of the first part of, in and to the land under the waters of Gardiner's
Bay lying immediately in front of and adjacent to said premises.
TOGETHER with the right to pass and repass over said thirty (30) foot
right of way and other rights of way as provided by Frank S. Thorp from
the said premises northwesterly and connecting with Sylvan Drive and then
-- out over Old Orchard Lane to the main road, as Sylvan Drive is shown
upon "Map of Section 2 Gardiner's Bay Estates".
