being at East Marion, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the easterly line of Shipyard Lane,
245.28 feet southerly along said easterly line from the Main Road;
said point of beginning being the northwesterly corner of land con-
veyed to Michael Boken and wife by deed dated March 4, 1957, and
recorded in the Suffolk County Clerk's Office in Liber 4281 of
deeds at page 1% on April 3, 1957, running thence northerly along
the easterly side of Shipyard Lane, North 24 degrees 33 minutes 40
seconds West a distance of 100 feet; thence running along the land
of Joseph Cherepowich and wife, two courses, as follows:
1.) N. 65o 26' 20• E. 150.0 feet; thence
2.) S. 24o 33' 40a E. 100 feet;
thence along land of Michael Boken and wife, South 65 degrees 26
minutes 20 seconds West 150.0 feet to the easterly line of Shipyard
Lane to the point or place of beginning.
