ALL that chain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being in the hamlet of East Marion, Town of Southold, Suffolk County,
New York, bounded and described as follows:
BEGINNING at a point on the Westerly line of Rock- Point Road at the south-
easterly corner of land now or formerly of Mary Thieringer and running thence
along the said Westerly line of Rocky Point Road 2 courses and distances as
follows: (1) South 7 degrees 05' 20" East 4.29 feet; thence (2) South 8 de-
grees 59' 50" East 73.40 feet; thence along other land of other parties South 75
degrees 38' 40" West 867.40 feet to the Easterly line of land now or formerly
of Andre Birten; thence along said Easterly line Of the land now or formerly of
Andre Bitten 2 courses and distances as follows: - (1) North 13 degrees 23'
50" West 437.65 feet; thence (2) North 13 degrees 59' 40" West 945 feet more
or less to the ordinary high water mark of Long Island Sound; thence Northeaster-
ly along the said ordinary high water mark of Long Island Sound 830 feet more
or less to the Westerly line of land now or formerly of Marion G. Richardson;
thence Southerly along the said Westerly line of land now or formerly of Marion
G. Richardson, other land of the party of the first part and land now or former-
ly of Mary Thieringer 1,325 feet more or less to a southwest comer of the land
now or formerly of Mary Thieringer; thence along said land now or formerly of
Mary Thieringer, three courses and distances.as follows:- (1) north 77 degrees
30' 40" East 226.27 feet; thence (2) South 7 degrees.05' 20" east 563.64 feet;
thence (3) North 80 degrees 49' 30" East 150.10 feet totthe point or place Aof
beginning.
TOGETHER with a right of ingress and egress from the above described property
over the following described lands:
BEGINNING at a point distant South 13 degrees 30' East 35.64 feet from a stone
L. monument located at the intersection of the easterly line of land now or former-
ly of Marion G. Richardson at the southwesterly corner of the land formerly of
the H. S. Govemmen� (now owned by Mary Thieringer), thence along other land

feet to the boundary line of the land hereinbefore conveyed to the party of the

U. S. Government (now or formerly of Mary Thieringer); thence along the
boundary line between the lands now or formerly of Mary Richardson and
Thieringer North 13 degrees 30' West 10 feet thence through the said lands
formerly of the U. S. Government (now owned by Mary Thieringer) South 56
degrees 50' East 14.55 feet; thence on and along a line passing about 4
feet southerly from the southerly side of a garage North 79 degrees 50' 20"
East 190.93 feet to the westerly line of Rocky Point Road; thence southerly
along the westerly line of Rocky Point Road; thence Southerly along the
westerly line of Rocky Point Road S. 13 degrees 45' 10" East 50.10 feet;
thence along other land now or formerly of Thieringer on a line parallel to
the northerly line of the premises, herein described, and 50 feet southerly
therefrom, measured at right angles thereto, South 79 degrees 50' 20" West
188.38 feet; thence along other land now or formerly of Thieringer South 45
degrees 00' 20" West 14.94 feet to the point or place of beginning.
The aforesaid easements or rights of way to be perpetual and to run with the
land conveyed to the parties of the second part herein.
Being the same premises described in deed dated November 27, 1946 and
recorded December 2, 1948 In the office of the Clerk of the County of
Suffolk in Liber 2901 at page 257 of conveyances and in a further deed
dated October 20 1962 and recorded October 5, 1962 in the Office of the
Clerk of Suffolk County in Liber 5242 at page 539 of Conveyances.
