known and designated as lots 13, 16, 17, and 18 on a certain map entitled,
"Map of Stars Manor", and filed in the office of the Clerk of the County of
Suffolk September 19, 1963, as map number 3864.
Being and intended to be part of /t$ebemises conveyed to Coates Stars, the
party of the first part herein, by deed made by William Clark, as administrator
with the will annexed of Daniel E. Clark, deceased, dated May 23, 1946,
recorded June 6, 1946, in liber 2574 of conveyances, page 32, in the said
county clerk's office.
SUBJECT to any state of facts an accurate survey might show, and to covenants,
restrictions, easements, agreements, reservations, and zoning regulations of
record, if any.
SUBJECT also to the following restriction; no dwelling house shall be erected
on any of the above lots which shall cost less than $10,000.
TOGETHER with a right of way, of varying width, from the northerly end of
Stars Road to Long Island Sound, and the right to use, in common with others,
a parcel of beach about 40 feet by 90 feet, lying easterly of the right of way and
along the ordinary high water mark of Long Island Sound, said beach being 90 feet
in width from east to west and 40 feet in depth from north to south.
