State of New York, bounded and described as follows:
Beginning at a point on the northerly side of a 16 foot private road known as
Rabbit Lane, 290.39 feet easterly along said northerly line from Bay Avenue,
said point of beginning being the southeasterly corner of land conveyed or
about to be conveyed from the party of the first part to Schimatz; from said
point of beginning, running thence along said land conveyed or to be conveyed,
north 34°12'40” west, 180 feet, more or less, to the shore of Marion Lake;
thence easterly, along said shore, 110 feet, more or less, to land of Crowley;
thence along said land of Crowley, south 34°12'40" east, 170 feet, more or
less, to said northerly line of Rabbit lane; thence along said northerly line,
south 46°59'50" west, 111.56 feet to the point or place of beginning.
Together with a right of way over said 16 foot private road known as Rabbit
Lane, from the southeasterly corner of the premises westerly about 402
feet to Bay Avenue.
BEING and intended to be part of the premises conveyed to the party of the
first part by deed ora de by Oak Grove Beach Realty Corporation recorded
in liber 5926 of conveyances, page 92, in the Suffolk county clerk's office,
premises hereinabove described being part of premises described as Parcel I
therein conveyed.
