W. _SIRS / lendnlet Aveaue, Port Charlotte, Florida, $8.25 Yparty of the final part,and John Osgood, residing at 61 West 37th Street, New York, New York, y q ONE .1 O • O wm party of the second part, WITNESSETH,that the party of the first part,in consideration of the sum of one ($1,00)and no/100 ---------- ----------------dollars, lawful money of the United States. and other good and valuable consideration, paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate, lying and being ism at Rocky Point East Marion, Town of Southold, Countyd Suffolk and State of New York, bounded and described as follows: PARCEL I - beginning at a point on the northwesterly line of a 50 foot right of way running westerly from Rocky Point Road to the premises, said point being south 32°26130"west, 374.80 feet from a concrete monument at the intersection of the southerly line of Aquaview Avenue with the easterly line of said Rocky Point Road; and running thence along said northwesterly line of said 50 foot right of way, south 45°00'20"west, 168.57 feet to the southeasterly corner of Parcel II hereinafter described; thence along said Parcel B, three courses, as follows: 1) north 12°28'40" west, 53.91 feet; thence (2)north 15°52'00"west, 135.22 feet to a stake; thence 3) northeasterly, along an irregular curved line, 82 feet, more or less, to a con- crete monument at a point north 30'45110" east, 78.32 feet from the last described paint; thence along land of Marion Richardson, being also along a 20 foot right of way, three courses, as follows: 1) south 80°10110" east, 23.72 feet to a stake; thence (2) southeasterly, on an irregular curved line, 106 feet, more or less, to a concrete monument at a point south 58°00140" east, 102.61 feet from the last described point; thence (3) south 13°30100" east, and passing through a concrete monument, 74.47 feet to the point of beginning. TOGETHER with a right of way over said 20 foot right of way from the north- westerly corner of the premises southeasterly and then southerly about 200 feet to the southeasterly corner threof. ALSO with a right of way over said 50 foot right of way from the southwesterly corner of the premises northeasterly and then easterly, about 395 feet to said Rocky Point Road. PARCEL If - beginning at a concrete monument set on the boundary line between land of Marion G. Richardson and land of Abe B. Rosenberg at the point where the northwesterly line of a certain 50 foot right of way intersects said boundary line; and running along said boundary line, two courses, as follows: 1,) north 12°28'40" west, 66.06 feet; thence (2) north 15'52100" west, 154.36 feet; thence along land of said Marion G. Richardson, north 50"10'20" east, 84 feet, more or less, to land of Beatrice Marshall; thence along land of Beatrice Marshall, and along other land of said Marion G. Richardson, three courses, as follows: 1) south- esty 07 �c158O waste along an irregular curved line, 82 feet, more or less, to a point 20 feet easte ly from said boundary line between said land of Marion G. Richardson and said land of Abe B. Rosenberg, measutd at right angles thereto; thence (2) on '4 line.parallel with said b?undary line and 20 feet easterly therefrom, measured at right angles thereto, south 15°52100" east, 135.22 feet; thence (3) on a line parallel with said boundary line and 20 feet easterly therefrom, measured at right angles thereto, south 12'28140" east, 53.91 feet to said northwesterly line of said 50 foot right of way; thence along said northwesterly line of said 50 foot right of way, south 45°00120"west, 23.72 feet to the point or place of beginning. BEING and intended to be the same premises conveyed to the party of the first part by deed made by Beatrice I. Marshall dated W29, 1954, recorded in the Suffolk county clerk's office June 7, 1954, liber 3704 of conveyances, page 250. SUBJECT to any state of facts an accurate survey might show, and to covenants, restrictions, easements, agreements, reservations, and zoning regulations of record, if any. TGGETHER with all of the right, title and interest of the party of the first part of, in and to so much of the roadways and rights of way shown on a certain sub- division map of property of Marion G. Richardson situate at Rocky Point, East Marion, New York, made by Otto W. VanTuyl dated December 16, 1927, as lies northwesterly of the first course described in Parcel I above. i
