ABEL and EMMA P. Together with rights of way and easements for the use of the beach as contained in the heed from Gardiner's Bay Company, Inc, to James H. Hicks and May R. Hicks, his wife, dated June 27, 1944, Subject to reservations and restrictions contained in the said Deed from Gardiner's Bay Company to James H, Hicks and Nay R. fdcks, his wife, dated June 27, 1944 including the covenant to pay / the rent at the rate of $5,00 per year for the use of the beach all as set forth in said Deed.
