Fox, and running thence South 80 degrees 44 minutes 00 seconds West, 169,33 feet to a monument; thence North 9 degrees 16 minutes 00 seconds West, 15.0 feet to a monument and the point or place of beginning, being the northeasterly corner of land now or formerly of John Latham and the southeasterly corner of the premises herein described. From said point of beginning running thence along said land of John Latham, North 82 degrees 15 minutes 00 seconds West, 320.86 feet to land now or formerly of John Dyer; thence along said land of Dyer, three courses as follows: (1) North 18 degrees 56 minutes 50 seconds East, 205.00 feet to a concrete monument; thence (2) North 3 degrees 18 minutes 50 seconds East, 44.27 feet; thence (3) North 3 degrees 11 minutes 10 second's West, 82.00 feet to land now or formerly of Gertrude V. Mayer, formerly Gertrude V. Duell; thence along land last mentioned, North 69 degrees 37 minutes 40 seconds East, 125.00 feet to a concrete monument and land now or formerly of Fox; thence along land last mentioned, two courses as follows: (1) South 34 degrees 19 minutes 50 seconds East, 162.69 feet to a concrete monument; thence (2) South 9 degrees 16 minutes 00 seconds East, 276.00 feet to a concrete monument and the point or place of beginning. Containing 1,928 acres. BEING and intended to be the same premises shown and designated on a survey made by Otto W. Van Tuyl L Son, dated July 2, 1954, as Parcel No, 3, a copy of which survey is annexed to and forms a part of a certain Declaration, dated the 23rd day of April, 1955, and recorded in the Suffolk County Clerk's Office in Liber 3892 of Deeds at Pages 202-210, which survey is designated in said Declaration as Exhibit A. i ca LIBEF5955 Ftit 91 TOGETHER with a right to use in common with others those lands v del'.gnated on the aforesaid survey as "Reservation A", and the rights of way likewise designated thereon. TOGETHER with an undivided one-seventh (117th) interest in the lands designated on the aforesaid survey as "Reservation A". SUBJECT to the right of the owners of Parcels Nos. 1, 2, 4, 5, 6 and 7 as designated on the aforesaid survey, and their invitees, to use the lands designated as "Reservation A"as a private beach for bathing, sunbathing, picnicking and related uses, and other rights of said owners to use the rights 01 way likewise designated on said survey. SUBJECT to the provisions of the aforesaid Declaration made by Lawrence H. Reybine and Dwight A. Horne and recorded as aforesaid. SUBJECT to the provisions of an agreement between Gertrude V. Mayer, Deane K. Fox, Georgia C. Fox, Lawrence H. Reybine, John R. Latham, Dwight A. Home, Dorothy E. Horne, Robert G. Hughes, Jr., and Eleanor van Blarcom Hughes, dated March 21, 1966, and recorded in the Suffolk County Clerk's Office on April 1, 1966, in Liber 5934 of Deeds at Page 471. The party of the second part covenants that he will pay to Lawrence H. Reybine and Deane K. Fox on the 1st day of March in each year, in perpetuity, a yearly sum to be determined by the said Lawrence H. Reybine and Deane K. Fox, to be expended by them in the care and improvement of the roadways and "Reservation A" as shown on the aforesaid survey, but in no event to exceed the sum of$50.00 in any one year.
