Ile 23' 30" E. - 115.04 feet; thence (2) at right angles to said westerly boundary, S. 780 36' 30" W. - 60.0 feet to said land now or formerly of Stamos; thence along said land now or formerly of Starnes, N. 110 23' 30" W. - 140.51 feet to the point of beginning. Together with a right of way over said 50 foot private road from the northwesterly corner of the premises easterly about 125 feet to a 35 foot private road, and thence over said 35 foot private road southerly about 4500 feet to the Main Road. Also with a right of way over and the right to use in common with others a 40 foot strip of land, the westerly line of which is the easterly boundary of land conveyed by the party of the first part to Lenz; and running from the northerly line of said 50 foot private road northerly about 275 feet to Long Island Sound.
