both residing at 103 Tottenham Road, Lynbrook, L. I., New York,

by the party of the second part,does hereby grant and release unto the party of the second pan,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,time or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being anaax at East Marion, Town of Southold, County of Suffolk and State
of New York, more fully described as follows:
BEGINNING at a concrete monument on the westerly boundary line of land
now or formerly of the party of the first part at the easterly terminus of the
southerly line of Aquaview Avenue, being the northeasterly corner of land now
or formerly of Starnes; and running along the southerly line of a 50 foot private
road, S. 780 23' 30" E. - 65.18 feet; thence along land now or formerly of the
party of the first part, 2 courses, as follows:
(1) parallel with said westerly boundary, S. Ile 23' 30" E. - 115.04 feet; thence
(2) at right angles to said westerly boundary, S. 780 36' 30" W. - 60.0 feet
to said land now or formerly of Stamos; thence along said land now or formerly
of Starnes, N. 110 23' 30" W. - 140.51 feet to the point of beginning.
Together with a right of way over said 50 foot private road from the
northwesterly corner of the premises easterly about 125 feet to a 35 foot private
road, and thence over said 35 foot private road southerly about 4500 feet to the
Main Road.
Also with a right of way over and the right to use in common with others
a 40 foot strip of land, the westerly line of which is the easterly boundary of
land conveyed by the party of the first part to Lenz; and running from the northerly
line of said 50 foot private road northerly about 275 feet to Long Island Sound.
BEING AND INTENDED TO BE the same premises n-ommyed to the grantor
herein by Theodore Stamos by deed dated September 24th, 1965 and recorded in
the Suffolk C,mm, Clerk's Office on October 22nd, 1965 in Liber 5845 of deeds at
page 239.
