LLpaid by the party of the second par,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the wood part former,
ALL that certain plotpiece or panel of land, om otehoessessamessemt situate,
lying and being leaf at Orient, in the Tof Sout old, County of Suffolk, and
State of New York, known and designated as Plot No. 74, on a certain map entitled
"Map of Orient-By-The-S", Section Two, situate at Orient Point, Town of Southold,
Suffolk County, New York, owned and developed by Woodhollow Properties, Inc.,
3 Glen Lane, Glenwood Landing, New York, Otto W. Van Tuyl and Son, licensed land
surveyors, Greenport, New York" and filed in the office of the clerk of the County
of Suffolk on October 26, 1961, as Map No. 3444, ABS No. 3840.
TOGETHER with a right of way over all streets as shown on maps of Orient-By-The-
Sea, Section One and Two, Maps Nos. 2777 and 3444 as filed in the office of the
Suffolk County Clerk.
Said premises are sold subject to:
1. Any state of facts an accurate survey may an. provided same does not render
the title unmarketable.
2. Zoning regulations and ordinances of the Town of Southold.
3. Declaration of Covenants and Restrictions dated November 15, 1961, under
Liber No, $083, Page No. 219, filed in the office of the County Clerl,, Suffolk
County on November 17, 1961.
The parties of the second part are informed and hereby acknowledge notice that
Woodhollow Properties, Inc. a domestic corporation having its principal place of
business at 8243 Jericho Tpke., Woodbury, New York, contemplates developing
premises retained by them and fronting on and along Main Road to a depth of not
less than 200 feet nor more than 400 feet for business uses and purposes, and
the party of the second part by the acceptance of the deed hereunder covenants
and agrees for themselvee, their successors and assigns, that they have no
objection thereto, and waive any right of objection that may hereafter accrue by
reason thereof, and further covenants and agrees to execute and acknowledge any
and all instruments deemed necessary by Woodhollow Properties, Inc., its successors
and assigns in furtherance of and to effectuate such development.
