THIS INDENTURE, made the 6?N day of March , nineteen hundred and sixty-four, BETWEEN Lela Tucker, residing at Orient, New York, party of the brat part,and Roscoe C. King and Elizabeth T. King, his wife, both residing at Orient, New York, party of the aemnd part, \ WITNESSETH,that the party of the first part,in consideration of the sum of one & no/100 i dollars, lawful money of the United States, and other good and valuable consideration, p.+id by the party of the second part,does hereby grant and relyase unto the party of the second part,the heirs or successors and assigns of the party of the semnd part forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate, lying and being krikeat Orient, Town of Southold, County of Suffolk and State of New York, bounded and described as follows; BEGINNING at a point on the westerly line of Youngs Avenue, about 576 feet northerly along said westerly line from the Main Road, said point of beginning being the point where said westerly line is intersected by the southerly line of a 20 foot right of way; from said point of beginning running along said southerly line of said 20 foot right of way, north 70°10'40" west, 120 feet to the intersection of said southerly line with the easterly line of a 30 foot right of way; thence along said easterly line of said 30 foot right of way, south 22°06110" west, 95.08 feet; thence along land now or formerly of Edwin 11. King, south 70010'40" east, 123.78 feet to said westerly line of Youngs Avenue; thence along said westerly line of Youngs Avenue, north 19°49'20" east, 95 feet to the point of beginning. TOGETHER with a right of way over said 20 foot right of way from Youngs Avenue at the northeasterly corner of the premises, westerly along the north- erly line of the premises about 120 feet; Also with a right of way over said 30 foot right of vEy from the northwesterly corner of the premises southerly about 285 feet and then easterly about 145 feet to Youngs Avenue. SUBJECT to zoning ordinances of the Town of Southold. BEING and intended to be the same premises conveyed to the party of the first part by deed made by Edwin H. King dated October 17, 1958, recorded m the office of the Suffolk county clerk October 22, 1958, liber 4533 of conveyances, page 291. This conveyance is made and accepted SUBJECT to an indebtedness secured by a mortgage upon said premises held by the Southold Savings Bank, which mortgage was recoibd in said county clerk's office on the 11th day of AmAugust, 1959, in liber 3269of mortgages, page 300 , on which there is an unpaid principal of $8770.91, with interest from Feb. 29, 1964, at the rate of five and one-half per centum per annum, which said mortgage debt the party of the second part hereby assumes and agrees to pay, as part of the purchase price of the above described prenises, and the party of the second part hereby executes and acknowledges this instrument for the purpose of complying with the provisions of Chapter 502 of the Laws of 1938.
