of the Clerk of the County of Suffolk on April 13, 1962 as Map
No. 3540.
TOGETHER with a right with other owners of property on said map
to use that land shown on the northeast corner therbof and bounded
and described as follows[
BSGINNING at a point in the northerly side of North Sea Drive where
same is intersected by the easterly side of Lot 21 on said map;
running thence north 68 degrees 30 minutes 20 seconds east 176.30
feet more or less to land now or formerly of Latham; thence north
6 degrees 48 minutes 10 seconds west, along said land 282.00 feet
more or lase to Long Island Sound; thence south 65 degrees 54 minutes
20 seconds east and along the shore of Long Island Sound, 193.14
feet; thence along the easterly side of lot 21, south 09 degrees
24 minutes east 270 feet to the northerly side of North Sea Drive
