BETWEEN Frederick H. Johnson Jr., and Carol G. Johnson, his wife,
both residing at 2309 Palmer lvenue, New Rochelle, New York
(formerly of East Marion, New York)
partyofthefintpamand David R. Hulse and Oail E. Hulse, his -wife, both
residing at East Marion, New York,
party of the second part,
WRNF9SETH,that the party of the first part,in consideration of one (1)
dollars,
lawful money of the United States, and other good and valuable consider4timpaid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the hamlet of East Marion,Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the northwesterly side of Main Road, where the same is
intersected by the easterly line of lands of R.C. Hackett, said point also being
distant easterly about 195 feet from the corner formed by the intersection of the
northwesterly side of Main Road and the easterly side of Rocky Point Road, and
running thence from said point, the following three courses and distances along
land of R.C. Hackett: 1) north 26°10'00" west, 62.77 feet; 2) north 2°35'00"
west, 82.70 feet; 3) north 8°47100" west, 103,48 feet to lands of G. Morton;
thence partly along the last mentioned land and partly along lands of G. Hackett,
north 9°36'00" west, 112 feet to lands of G.S. Howell; thence north 70038'00"
east, along the last mentioned land, 82 feet and land of C.M. Rogers Estate;
thence along the last mentioned land the following two courses and distances:
1) south 3°00'30" east, 283.51 feet; 2) south 22°27100" east, 60 feet to the north-
westerly side of Main Road;thence south 50°43100" west, along the northwesterly
side of Main Road, 63.60 feet to lands of R.C. Hackett and the point or place of
beginning.

BEING and intended to be the same premises conveyed to the party
of the first part by two certain deeds, to wit: deed made by
Vera Ketcham and Willetta Traffica as executors of the will of
William S. Adams, dated May 22, 1993, recorded May 28, 1963, liber
5353 of conveyances, page 516, in the Suffolk County clerk's office,
and by deed made by James Ro66ers, dated March 4, 1966, recorded
March 11, 1966, labor 5923 of conveyances, page 477, in said
county clerk's office.

to covenants, restrictions, easements, agreements, reservations,
and zoning regulations or record, if any.
