HEMPEL JR. and EDNA A. HEMPEL, his wife, residing at 130 Rolling Street, Lynbrook, New York, part y of the second part, �itneggetlj,that the party of the first part,in consideration of Ten Dollars, lawful money of the United States, and other valuable consideration paid by the past y of the second part does hereby grant and release unto the part y of the second part, their heirs, executors, administrators, successors and assigns forever, ZQ that certain lot, piece or parcel of land, situate, lying .and being in the Town of Southold, County of Suffolk and State of New York, known and designated as Lot No, 20 on a certain map entitled, "Map of Gardners Bay Estates Section 2", and filed in the Office of the Clerk of the County of Suffolk on September 22, 1927 as Map No,. 275, which said lot is more particularly bounded and described as follows: BEGINNING at a point on the easterly side of Bayview Drive where the same is intersected by the division line between Lots 20 and 21 as shown on the aforesaid map; running thence northerly along the easterly side of Bayview Drive on a chord bearing north 3 degrees 29 minutes 40 seconds west, a chord distance of 100 feet to a monument on the southerly side I of Bayview Drive; thence easterly along the southerly side of Bayview Drive on a chord bearing north 62 degrees 55 minutes 20 seconds east a chord distance of 45 feet to the division line between lots 19 and 20 as shown on the aforesaid map; thence south 31 degrees 42 minutes _I AAM PNEWI 9, y0 ateonda east along said division line 140.83 feet to the division line between lots 20 and 21 as shown on the aforesaid map; and thence - south 89 degrees 44 minutes 10 seconds weat along said division line Joe feet to the easterly side of Bayview Drive at the point or place of beginning. Together with the rights of way and easements and SUBJECT to the reservations, easements, covenants, maintenance charges, and restrictions set forth in the deed dated May 27, 1947, recorded L in the Suffolk County Clerks Office in Liber 2792. cp 87, and the instruments recorded in Liber 3226 cp 183 and Liber 1387 cp 129. TOGETHER with all right, title and interest, if any, of the party of the first party in and to any streets and roads abutting the above described premises to the center lines thereof.
