ELIZABETH D. H@ES and SUSAN HONES TODD, daughters of said Dorothea E.
Ruset, parties of the second.Part, (of-280 West End Avg.. New 4ork, N.Y. =13
3 Clamp Hill, Stanmore, England, respectively.r
WITHESSETH, that the party of the first part, for love and affection, and as
a gift, does hereby grant, convey and release unto the said Elisabeth D.
Houses and Susan Homes Todd ,jointly and unto the survivor of than and unto
such survivor's heirs and assigns forever,
ALL right title and interest of the party of the first part in and to that
certain plot piece or parcel of land, together with buildings and improvements
thereon, and in and to certain rights of way and easements, all of which
are located in the Town of Southhold, at East Marion, Suffolk County, New
York and are described as follows:
BEGINNING at a point on the southerly line of the Main Road at the
northeasterly corner of land now or formerly of the Daniel E. Tuthill
Estate and the northwesterly corner of land of the party of the first part;
from said point of beginning running along said southerly line of the Main
Road S. 780 56' 00" E. 127.19 feet to the westerly line of a 30 foot right
of way, hereafter described; thence along said westerly line of said 30
foot right of way S. 10 40' 10" E. 186.10 feet; thence along said land of
Charles R. Mosback S. 640 05' 30" W. 67.95 feet to said land now or formerly
of Daniel E. Tuthill Estate; thence along the Iset described land
N. 160 03' 30" W. 249.88 feet to the point of beginning. Containing 0.457
acres. Together with a right of way for all purposes of travel and for
utility purposes of 30 feet in width, more particularly described as follows:
BEGINNING at a point on the southerly line of the Main Road at the
northeasterly corner of the premises hereinabove described and running along
said premises and along land of Charles R. Mosback S. le 40' 10" E. 216.16
feet; thence along said land of Charles R. Mosback four courses as follows:

(1) S. 190 26' 20" E. 750 feet; thence (2) N. 700 33' 40" E. 30 feet;
thence (3) N. 190 26' 20" W. 745.31 feet; thence (4) N. 10 40' 10"
W. 204.70 feet to said southerly line of the Main Road; thence along said
southerly line N. 780 56' 00" W. 30.76 feet to the point of beginning.
Together with a right of way for travel 15 feet in width from the
southerly end of the above described 30 foot right of way southerly to the
Bay. The center of said 15 foot right of way being the extension southerly
of the center line of the above describdd 30 foot right of way.
Together with the right to use the beach in common with others between
the bulkhead and the high water mark.
The aforesaid premises, rights of way and easements being the same
described in a certain deed from Charles R. Mosback to Dorothea E. Humes
dated November 3rd, 1962, and recorded in the land records of the Town of
Southhold in Liber 5287 Page 574-577;
TOGETHER WITH all right, title and interest of the party of the first
part in and to any streets, roads, rights of way and easements abutting or
connected with the above described premises, rights of way easements or
uses-:,
TOGETHER with all the appurtenances and all the estate and rights of
the party of the first part in and to said premises,
TO HAVE AND TO HOLD the premises , appurtenances, rights of way and
easements herein granted unto the said parties of the Second part, and unto
the survivor of them and unto such survivor's heirs and assigns forever.
IN WITNESS WHEREOF, the party of the first part has duly executed this
deed the day and year first above written.
